Sebastopol is a small west county city of about 7,500 people, and most of its real estate questions extend beyond city limits into rural Graton, Occidental and the apple and vineyard country around it. We list licensed agents whose profiles name Sebastopol first, then agents who list neighboring west county towns.
In the 95472 ZIP code, which takes in the city and much of the countryside around it, the median sale price was $1,202,147 in the three months to September 2026, up 17.3% from a year earlier (Redfin).
How we chose the agents in this guide
We started with agents active in Sebastopol and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Sebastopol, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.
The city covers less than two square miles of rolling hills between 65 and 250 feet above sea level, and it incorporated in 1902 (City of Sebastopol). The Census median value of owner-occupied homes was $845,700, and only 56.3% of homes are owner-occupied, below the county’s 62.6%; the median gross rent of $1,902 is also under the county figure of $2,158. Sales inside city limits are few, so price trends swing: Redfin’s three-month figures for summer 2026 showed a median around $1.1 million on only 16 sales in August (Redfin). The wider ZIP is busier, with homes selling in a median of 42 days at 102.2% of list and 51.6% going over asking, for a Compete Score of 72 (Redfin). With that little data in town, an agent’s knowledge of individual recent sales is essential.
Apples built the town. The city says the region grows most of the world’s supply of Gravenstein apples (City of Sebastopol), and the Gravenstein Apple Fair has been held in August since 1973 at Ragle Ranch Park (Gravenstein Apple Fair). Sebastopol also has two of the county’s six Michelin Bib Gourmand restaurants, Khom Loi and Ramen Gaijin (Sonoma County Tourism).
Trails, utilities and evacuation planning
The 8.5-mile paved Joe Rodota Trail runs from Sebastopol to downtown Santa Rosa, and the West County Regional Trail continues to Forestville; both follow the bed of the old Petaluma and Santa Rosa Railway (Sonoma County Regional Parks). There’s no SMART station in the west county; the closest ones are in Santa Rosa (SMART). Inside city limits, Sebastopol Public Works maintains the water and sewer lines, and the sewer charge is based on the lowest two months of water use between December and March (City of Sebastopol). The city built an evacuation map with the county, with separate lookups for addresses inside and outside city limits (City of Sebastopol).
City limits, wells and farm neighbors: what changes the deal
- City vs county: many “Sebastopol” addresses are in unincorporated west county, where Permit Sonoma sets the rules and wells and septic are common. Look up the parcel on the county’s zoning database before you rely on any use.
- Vacation rentals: in unincorporated areas they need a county permit, license and certified manager, and some zones are excluded (Permit Sonoma).
- Agricultural neighbors: orchards and vineyards bring right-to-farm disclosures (Permit Sonoma), and the state’s SprayDays system posts notice 48 hours before soil fumigant applications and 24 hours before other restricted pesticide use (California Department of Pesticide Regulation).
- Wells: a dry-weather yield test has to be run by a licensed professional, not the owner or an agent, and new wells need a county permit (Permit Sonoma).
- Septic: systems with supplemental treatment carry an operational permit, self-monitoring every March and October and a recorded inspection easement (Permit Sonoma).
- Fire: wooded west county parcels need defensible space and insurance planning (State Fire Marshal).
- Transfer tax: the city uses the county rate of $1.10 per $1,000 (Sonoma County Clerk-Recorder).

Five checks before you choose a west county agent
- Ask about rural property experience: wells, septic, easements and outbuildings.
- Ask whether the address is in the city or the county and what that means for permits and rentals.
- Ask how they price with few comparable sales, and whether they’d use ZIP-wide data or individual sales.
- For acreage, ask about agricultural zoning, what you can build, and whether the land is under a Williamson Act contract, which binds later buyers (Department of Conservation).
- Check the DRE record in the table.

Questions people ask
Is Sebastopol in the city or the county?
The city itself is small; many homes with Sebastopol addresses are in unincorporated Sonoma County.
Are there vacation rental limits?
Yes. In unincorporated areas the county requires permits and excludes some zones; check the address.
What should I inspect on a west county home?
The well, septic, roof, drainage and defensible space, plus permits for any outbuildings.
Can I get to Santa Rosa without a car?
By bike or on foot, yes: the paved Joe Rodota Trail runs 8.5 miles from Sebastopol to downtown Santa Rosa, where SMART trains stop.
