When a project is described as “townhomes,” buyers often picture a particular way of living: a private entrance, more than one level and a home that feels different from an apartment. The word does not, by itself, explain legal ownership or maintenance obligations.

Sebastopol’s public records for The Canopy provide a useful local example. They connect a specific physical design with condominium entitlements, possible accessory units and a sequence of city decisions. Reading those components separately produces a clearer comparison with an existing home.

What the city’s project record describes

The official Canopy page concerns 1009–1011 Gravenstein Highway North. Its description identifies a 6.1-acre site, 80 three-story townhome-style condominiums and the potential for approximately 16 accessible ADUs. It also describes a proposed pedestrian connection between Gravenstein Highway and the West County Trail.

The city records April 2, 2024 approval of the environmental review and project entitlements, followed by May 28, 2024 design approval with conditions. Those dated decisions should not be read as confirmation that every proposed feature is constructed, every unit is available or any particular home is ready for occupancy.

The design and the ownership structure answer different questions

A three-story building arrangement tells a buyer something about internal circulation. Condominium ownership raises additional questions about the boundaries of the unit, common areas, governing documents and responsibility for repairs.

Before comparing an actual offering with a detached resale, establish what the buyer would own and maintain. Roofs, exterior surfaces, landscaping and shared infrastructure should be assigned through the relevant documents. Neither a private front door nor the marketing term “townhome” establishes those responsibilities.

The city’s planning file can identify what was reviewed. The actual sales and association package supplies a different set of information. Buyers need the applicable documents for the property being offered rather than a general assumption about the development.

Accessible options need to be matched to the particular home

The project description discusses accessible ground-floor ADU options and potential personal elevators in selected homes. These features are not interchangeable. A buyer who requires a particular arrangement should establish which home includes it, what is complete and how the spaces are approved.

A multi-level layout can suit one household while creating a daily obstacle for another. Evaluate entrances, the route between essential rooms, storage and any reliance on mechanical equipment. A project-level option should not become a promise about every unit.

A trail connection has both a public and a front-door dimension

The proposed connection to the West County Trail is locally meaningful because it concerns an actual route, not just a broad claim of outdoor access. For a specific home, the next question is how the resident reaches that connection and what portions are currently open.

Compare the present arrangement with the approved or proposed future condition. A plan can explain the intended connection without proving today’s access. Buyers can assess the route during their own visit and confirm current information with the appropriate parties.

Compare new and existing homes on a consistent basis

Review the actual offering price, included features, ownership charges, condition, financing terms and the timing of occupancy. A future optional feature should be identified separately from what is included. An existing detached home should receive the same careful treatment of immediate work and longer-term responsibilities.

Our Sebastopol comparable-sales guide covers the broader pricing process. The Canopy example adds a specific local distinction between physical form, ownership and project milestones.
