Best Realtors in West Sacramento, CA (2026 Guide)
By Matthew Martinez
West Sacramento is a city of about 55,000 people in eastern Yolo County, directly across the Sacramento River from downtown Sacramento. It mixes older neighborhoods in Bryte and Broderick, riverfront redevelopment near the Tower Bridge, and the newer subdivisions of Southport south of the Deep Water Ship Channel, all protected by levees.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under, or shows them as their own broker.
- A public page that names West Sacramento. Each agent’s public profile names West Sacramento as a served area, in a listing or sale, or places the agent in a West Sacramento office, or names a West Sacramento neighborhood such as Southport.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Most agents below name West Sacramento itself. One names Southport, a West Sacramento neighborhood, rather than the city by name, and the table says so.

The median value is a survey estimate of what owners think their homes are worth across 2020–2024, not a current sale price. Prices vary widely between older homes in Bryte and Broderick, riverfront condos and townhomes, and newer single-family homes in Southport.
Bryte, Broderick, the riverfront and Southport
North of the ship channel, Bryte and Broderick hold many of the city’s older and smaller homes, while the Washington district and the riverfront near the Tower Bridge have seen newer condos, townhomes and mixed-use buildings. South of the channel, Southport is largely newer subdivisions, some with HOA or special-tax obligations. See our West Sacramento real estate guide, our condo and townhome ownership costs notes and our older home records and inspections notes.
Costs and rules specific to a West Sacramento purchase
- County transfer tax. Yolo County’s documentary transfer tax ordinance (Sec. 3-2.04) sets the county tax at $0.55 for each $500 of value, or $1.10 per $1,000: about $579 on a $525,800 sale.
- City transfer tax. West Sacramento has its own real property transfer tax law (Ord. 87-8), which sets the city tax at 27.5 cents for each $500, or $0.55 per $1,000: about $289 on a $525,800 sale. Ask escrow how the city and county taxes combine on your estimate, and who pays under your contract. Our California transfer tax guide explains local customs.
- Levees and flood zones. West Sacramento sits behind levees along the Sacramento River, the ship channel and the Yolo Bypass, and flood zone status varies by address. Look up the property on the FEMA Flood Map Service Center, ask your lender whether flood insurance will be required, and see our Yolo County flood zone and levee notes.
- HOAs and special taxes. In Southport and other newer areas, ask for HOA documents and whether the home is in a community facilities district with a special tax, and review the disclosures before you remove contingencies.

How to vet a West Sacramento agent
- Ask which side of the ship channel they sell most. Bryte and Broderick, the riverfront and Southport each price differently.
- Ask about flood zones and insurance. Ask the agent to pull the FEMA flood zone for the address and get an insurance quote early.
- For condos and townhomes, ask about HOA finances. Request the budget, reserves and any pending special assessments.
- Ask about special taxes. In newer subdivisions, ask the agent to get the special tax disclosure early.
- Get both transfer taxes on the net sheet. Confirm the county and city amounts on your escrow estimate.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
