Clarksburg is a small unincorporated farm town on the west bank of the Sacramento River in southeast Yolo County, across the river from the Pocket area of Sacramento. The land around it is orchards, vineyards and row crops behind river levees, so local sales are a mix of homes in the small town and farm or vineyard parcels, and the agents who sell here work from Sacramento and Lodi offices.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or brokerage business name that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Clarksburg. We opened each agent’s homes.com profile and confirmed it names Clarksburg, in the agent’s bio or in a Clarksburg listing or sale.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Only a handful of agent profiles name Clarksburg, so this list is short. Several of these agents name Clarksburg only through a past sale, often of land.

The town, the river and the farmland

Clarksburg has no city government, so Yolo County handles zoning, permits and code enforcement. The town center has older homes, a school and a few businesses along the river road; outside it, parcels are mostly agricultural, many planted to wine grapes, with farmhouses and outbuildings along South River Road and the levee roads. The area sits in the Sacramento-San Joaquin Delta, so water, levees and agricultural zoning shape what can be built. See our Clarksburg real estate guide, and for vineyard and winery property, our vineyards and wineries article covers the due diligence that also applies here.

Costs and rules specific to a Clarksburg purchase

  • Transfer tax. Clarksburg is unincorporated, so only the county tax applies. Yolo County’s documentary transfer tax ordinance (Sec. 3-2.04) sets it at $0.55 for each $500 of value, or $1.10 per $1,000: about $1,100 on a $1,000,000 sale. Our California transfer tax guide explains who usually pays.
  • Levees and flood zones. Clarksburg sits behind Sacramento River levees. Look up the parcel on FEMA’s Flood Map Service Center, ask whether flood insurance is required by the lender, and get a quote before you remove contingencies.
  • Agricultural land. Ask for the County zoning, any Williamson Act contract or conservation easement, and how irrigation water reaches the parcel. Ask Yolo County Planning what you can build before you plan a second home, barn or tasting room.
  • Wells and septic. Homes outside the town center usually rely on wells and septic; get a well yield and water-quality test and a septic inspection.
  • Hazard disclosures. Read the natural hazard disclosure report for flood and other mapped hazards.

How to vet a Clarksburg agent

  1. Ask about farm and vineyard sales. Clarksburg deals often involve planted acreage, irrigation, ag zoning and leases; ask how many such sales the agent has handled.
  2. Ask how they will price with few comparables. With so few local sales, ask which nearby sales they would use and why.
  3. Check the flood zone and levee district. Ask about flood insurance, levee assessments and the home’s flood history.
  4. Confirm water and septic. Get well and septic reports early, and ask about irrigation rights on farm parcels.
  5. Check leases. Ask whether any farm or vineyard lease continues after the sale.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
