Mather is an unincorporated community of about 4,500 people in Sacramento County, on the site of the former Mather Air Force Base next to Rancho Cordova. Its housing is mostly newer neighborhoods built near Sacramento Mather Airport, Mather Regional Park and the VA medical center, so airport, HOA and special-tax disclosures deserve a close read in any Mather purchase.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or corporate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Mather’s immediate area. We opened each agent’s profile and confirmed that it names Rancho Cordova, the city that surrounds most of Mather.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

None of the agent profiles we could verify name Mather itself. Every agent below names neighboring Rancho Cordova as an area served or in their bio, and the table shows the exact areas each profile names.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter.

Mather’s estimated median owner-occupied value of about $585,900 is close to the Sacramento-Roseville-Folsom metro figure of $589,500 on the same profile, while median household income is about 1.5 times the metro’s $97,188. The median age of about 34 is younger than the metro’s 38.5, in line with a community of mostly newer homes. With fewer than 1,500 housing units, a few sales can move local averages; ask any agent for recent sales of the same builder and floor plan.

A former air base, newer neighborhoods and an airport next door

Mather is unincorporated, so Sacramento County handles zoning and permits for addresses in the Census community, while nearby neighborhoods inside the City of Rancho Cordova follow City rules; confirm which applies to a given address. Most homes are in planned neighborhoods built since the base closed, often with homeowner associations and special taxes. Sacramento Mather Airport handles air cargo and general aviation, and Mather Regional Park and open space border much of the community. For an overview, see our Mather real estate guide and our local comparable sales notes.

Costs and rules specific to a Mather purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. A Mather address, whether in unincorporated County or in Rancho Cordova, pays only the County tax: about $644 on a $585,900 sale. Our California transfer tax guide explains who usually pays.
  • Airport disclosures. Homes near Sacramento Mather Airport may fall in an airport influence area. Read the airport section of the natural hazard disclosure report, and visit at different times of day to judge noise.
  • HOA dues and special taxes. Ask for the HOA budget, reserves and CC&Rs, the current property tax bill and any special tax disclosure, so you can compare total monthly cost. Our association and assessment cost notes list what to request.
  • Short-term rentals. In the unincorporated area, the County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration, with the owner or a long-term renter living on site at least six months a year. HOA rules may be stricter.
  • Permit history and inspections. Ask for permits on solar, patio covers and additions, and inspect even newer homes. See our notes on home improvement records and inspection and insurance planning.

How to vet a Mather agent

  1. Ask for sales in the same neighborhood. Mather’s neighborhoods differ by builder, age and HOA; ask for recent sales of the same or a similar floor plan.
  2. Confirm County or City. Have the agent confirm whether the address is in unincorporated Mather or in Rancho Cordova, since permits and some rules differ.
  3. Get the full monthly cost. Ask the agent to pull HOA dues and special taxes so you can compare homes on total payment.
  4. Read the airport disclosure. Ask how close the home is to flight paths and visit at different times.
  5. Check new-construction terms. If buying from a builder, ask how the agent handles builder contracts and inspections.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
