Gold River is an unincorporated, largely master-planned community of about 7,900 people in Sacramento County, on the south side of the American River between Rancho Cordova and Folsom. Most homes sit in planned neighborhoods with homeowner associations, so association documents matter as much as the house itself in a Gold River purchase.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or corporate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Gold River. We opened each agent’s brokerage or agent profile and confirmed that it names Gold River, as an area served, in the bio or as the office location.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter.

Gold River’s estimated median owner-occupied value of about $724,400 is roughly 25 percent above the Sacramento-Roseville-Folsom metro figure of $589,500 on the same profile, and median household income is nearly double the metro’s. The median age of about 54 is well above typical for the region. With fewer than 4,000 housing units, a handful of sales can move local averages, so ask any agent for recent sales in the same village and floor plan.

Planned villages, the river and an unincorporated community

Gold River has no city government, so Sacramento County handles zoning and building permits, while homeowner associations govern much of what owners can change outside their homes. Neighborhoods are organized as separate planned villages, some gated, with architectural rules on paint, landscaping, fences and additions. Parts of the community sit close to the American River Parkway. For an overview, see our Gold River real estate guide and our local comparable sales notes.

Costs and rules specific to a Gold River purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Gold River is unincorporated, so only the County tax applies: about $797 on a $724,400 sale. Our California transfer tax guide explains who usually pays.
  • HOA documents. Expect one or more associations. Ask for the CC&Rs, budget, reserve study, recent minutes and any pending special assessments, and read architectural rules before you plan changes. Our association and assessment cost notes list what to request.
  • Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year. HOA rules may be stricter still.
  • Permit history. Ask for County permits on additions, patio covers and solar, and compare them with the house. See our notes on home improvement records.
  • Hazards and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, check the flood zone for homes near the river, read the natural hazard disclosure report and get an insurance quote early.

How to vet a Gold River agent

  1. Ask for sales in the same village. Gold River’s villages differ in lot size, age and association costs; ask for recent sales of the same floor plan or a close match.
  2. Have the agent pull the HOA package early. Ask how they review CC&Rs, reserves and special assessments before contingencies expire.
  3. Check architectural rules. If you plan to remodel, add solar or change landscaping, ask what approvals the association requires.
  4. Ask about the river setting. For homes near the American River Parkway, ask about flood zones, trees and insurance.
  5. Confirm the jurisdiction. Gold River is unincorporated; ask which County offices handle your permits.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
