Folsom is a city of about 88,000 people in eastern Sacramento County, on the American River and Folsom Lake, bordering El Dorado Hills and Orangevale. Its housing runs from older homes near the Historic District to master-planned neighborhoods and newer communities south of Highway 50, so the right questions differ a lot from one part of town to the next.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Folsom. We opened each agent’s brokerage profile and confirmed that it names Folsom, either as an area served or as the agent’s office location.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Folsom’s estimated median owner-occupied value of about $770,500 is roughly 25 percent above the Sacramento-Roseville-Folsom metro figure of $605,500 on the same profile, and median household income is about 1.4 times the metro’s. Newer homes south of Highway 50 and older homes north of the highway can sell very differently, so ask any agent for recent sales in the same neighborhood and age of home.

Historic Folsom, the lake and the neighborhoods south of Highway 50

Folsom is an incorporated city, so the City handles planning, building permits and code enforcement inside its limits. North of Highway 50, many neighborhoods date from the 1980s through the 2000s, with older homes and lots near the Historic District and homes close to Folsom Lake and the American River. South of Highway 50, newer master-planned neighborhoods continue to build out. Newer communities often carry homeowner association dues and special taxes on top of the base property tax, so compare total monthly cost, not just price. For an overview, see our Folsom real estate guide and our local comparable sales notes.

Costs and rules specific to a Folsom purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Folsom has no city transfer tax, so only the County tax applies: about $848 on a $770,500 sale. Our California transfer tax guide explains who usually pays.
  • Special taxes and HOA dues. Many newer Folsom neighborhoods sit in community facilities (Mello-Roos) districts or assessment districts, and many have HOAs. Ask for the seller’s special tax disclosure, the current property tax bill and the HOA documents before you remove contingencies. Our association and assessment cost notes list what to request.
  • Permit history. For older homes, ask for City permits on additions, pools and converted garages, and compare them with the house. See our notes on home improvement records.
  • Hazards and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote early. Our inspection and insurance planning notes cover the timing.

How to vet a Folsom agent

  1. Ask for sales in the same neighborhood. Prices differ sharply between older homes north of Highway 50 and newer homes to the south; ask for recent sales of similar age and size.
  2. Get the full monthly cost. Have the agent pull the special tax and HOA figures so you can compare homes on total payment.
  3. Check new-construction terms. If you are buying from a builder, ask how the agent handles builder contracts, upgrades and inspections.
  4. Review permits on resales. Ask for City permit records on pools, additions and solar.
  5. Get insurance quotes early. Homes near open space or the lake may face higher premiums; build them into your budget.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.

Folsom questions we hear

Does Folsom have a city transfer tax?

No. The Sacramento County Clerk-Recorder says the City of Sacramento is the only city in the county with its own transfer tax, so a Folsom sale pays only the County tax of $1.10 per $1,000.

What is the median home value in Folsom?

Census estimates put the median owner-occupied value at about $770,500 for 2024, with a margin of error of about $36,500. Ask an agent for recent sales of similar homes.

Why do some Folsom homes have higher property tax bills?

Many newer neighborhoods carry special taxes or assessments on top of the base property tax. Ask for the property tax bill and the special tax disclosure before you commit.

Who handles permits in Folsom?

The City of Folsom, since Folsom is an incorporated city.
