Greenbrae is a small hillside community in central Marin County, east of Kentfield and next to Larkspur along Sir Francis Drake Boulevard and Highway 101. Its homes sit mostly on wooded slopes and in a few flatter pockets near the Bon Air shopping center. Coldwell Banker Realty has a large office at the Bon Air Center, and Compass lists Greenbrae as the location for several of its Marin agents.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile or office roster that names Greenbrae. We opened each agent’s brokerage profile or the Greenbrae office roster and confirmed it names Greenbrae or a Greenbrae office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Most agents we could verify work from one large brokerage office in Greenbrae, so the list leans toward that firm; interview agents from more than one brokerage. Licenses and affiliations change, so verify the license yourself before you sign anything.

Greenbrae housing in numbers

The Census Bureau does not publish a separate place profile for Greenbrae, so we have not included a Census table. Five-year Census figures for neighboring Kentfield and for Marin County are covered in those guides. To price a specific home, an agent should pull recent sales of similar homes on the same hillside or street, because view, slope and access change values a great deal within Greenbrae. Our Greenbrae comparable sales guide explains how.

Greenbrae settings: hillside streets and the flats near Bon Air

Most Greenbrae homes are on hillside lots with steep driveways, retaining walls and views toward Mount Tamalpais or the bay, while a smaller number sit on flatter streets near Corte Madera Creek and the Bon Air center. Hillside homes call for drainage, foundation and fire-safety checks, and remodels can run into slope and access limits. Our guides to comparing Greenbrae property settings, hillside home due diligence, renovation feasibility records and the hillside ownership budget go into detail. Costs and rules specific to a Greenbrae purchase

  • Transfer tax. The Marin County Recorder’s transfer tax sheet lists the county documentary transfer tax at $0.55 per $500 of value. The only city tax it lists is San Rafael’s, so a Greenbrae sale carries the county tax alone: about $1,100 per $1 million of price. Who pays is negotiable; confirm the figure on your escrow estimate.
  • Jurisdiction. Greenbrae is not its own city. Before planning a remodel, confirm whether the address is in unincorporated Marin County or within a neighboring city, because that decides which agency handles permits and zoning.
  • Fire hazard zones and AB 38. Check whether the address sits in a State Fire Marshal Fire Hazard Severity Zone. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
  • Short-term rentals. In unincorporated Marin, stays under 30 days need a county license under the Marin County short-term rental program, which caps licenses countywide. Do not count on rental income without confirming the rules for the address.
  • Other hazards. The natural hazard disclosure report shows whether an address is in a mapped landslide, flood or fault zone, which matters on slopes and near the creek.

Kevin Kearney’s license record shows an expiration date of December 6, 2026; licensees can renew, so check the record before you sign.

How to vet a Greenbrae agent

  1. Ask which agency handles the address. Greenbrae is not a city; the agent should confirm whether Marin County or a neighboring city issues permits for the home.
  2. Ask for comparables on the same hillside. View, slope, parking and access change values sharply; ask which recent sales they used and why.
  3. Ask about drainage and foundation inspections. For hillside homes, ask which inspections they recommend and how they compare permit records with what was built.
  4. Ask about fire zones and insurance. Ask how they handle AB 38 documentation and when they recommend getting insurance quotes.
  5. Ask for a net sheet. It should show the county transfer tax, title and escrow costs and the commission terms you agreed to.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Greenbrae questions we hear

Is Greenbrae a city?

No. Greenbrae is a community in central Marin, not an incorporated city. Check whether a specific address falls under Marin County or a neighboring city before relying on any zoning or permit rule.

Does Greenbrae have a city transfer tax?

The Marin County Recorder’s sheet lists only San Rafael as adding a city tax, so a Greenbrae sale typically carries the county tax of $0.55 per $500. Confirm the figure on your escrow estimate.

Why are most agents here from one brokerage?

Coldwell Banker Realty has a large office in Greenbrae, and its roster names the office for each agent, which made those licenses easy to confirm. Agents from other firms also name central Marin towns on their profiles; see our Kentfield guide and the Marin County agents guide.

How do I check a Greenbrae agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status, expiration and responsible broker. Every agent in our table links to the record we checked.
