Green Valley is an unincorporated area of Solano County in the hills northwest of Fairfield, reached by Green Valley Road north of Interstate 80 and Cordelia. It is a place of larger lots, hillside homes, vineyards and open land, with the County’s Middle Green Valley Specific Plan guiding new development. Few agents list Green Valley by name: one agent below names it on a public profile, and the others name nearby Fairfield, Vacaville or Solano County. We say which in the table.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker’s own office on the record.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under or the broker’s own license.
  3. A public page that names Green Valley or the area around it. We opened each agent’s profile on homes.com, RE/MAX or Redfin. One names Green Valley; the others name Fairfield, Vacaville or Solano County, which we note in the table.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. Green Valley is a Census-designated place with a small sample, so margins of error are wide. These are not current sale prices.

Green Valley’s estimated median value is far above most of Solano County, reflecting larger lots and custom homes. Ask agents for recent closed sales of similar acreage and setting, not Fairfield subdivision figures.

Hillside homes, vineyards and the Middle Green Valley plan

Green Valley Road runs north from the Cordelia area into the hills, with country homes, small farms and vineyards, and planned neighborhoods. Some homes sit on private roads or rely on wells and septic systems. Because the area is unincorporated, Solano County handles zoning and permits. The County’s Middle Green Valley Specific Plan page lists a plan first adopted in July 2010, a final plan adopted August 8, 2017 and an amended version dated September 2021, with related environmental reports and project applications. For more on the area, see our Green Valley real estate guide.

Costs and rules specific to a Green Valley purchase

  • Transfer tax. Under Solano County Code Section 11-60, the county documentary transfer tax is 55 cents per $500 of consideration ($1.10 per $1,000): about $1,320 on a $1,200,200 sale. Green Valley is unincorporated, so a city transfer tax would not apply. Confirm the amount on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Specific plan and County zoning. If you are buying land or a home inside the Middle Green Valley plan area, read the plan documents and ask County Planning what they allow before you pay for development potential.
  • Fire hazard zones and AB 38. Check the State Fire Marshal’s Fire Hazard Severity Zone maps for the address. In a High or Very High zone, sellers must provide defensible space documentation or an agreement for the buyer to obtain it; see our AB 38 guide. Get an insurance quote early.
  • Wells, septic and private roads. Ask for well tests, septic records and any road maintenance agreement before contingencies come off.
  • HOAs. Planned neighborhoods may have HOA dues and design rules; read budgets and reserves early.

How to vet a Green Valley agent

  1. Ask about hillside and acreage sales. Ask how the agent prices custom homes and larger lots when few sales are nearby.
  2. Ask about fire zones and insurance. Ask how they handle AB 38 documentation and when they get insurance quotes.
  3. Ask about the specific plan. If a parcel is in the Middle Green Valley plan area, ask how they confirm what it allows with the County.
  4. Ask about water, septic and roads. Ask for well tests, septic records and private road agreements early.
  5. Confirm the address is unincorporated. Some nearby homes are inside Fairfield city limits; ask which rules apply.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
