Pick a San Anselmo agent who understands both the creek and the speed of this market: downtown has flooded several times, including on December 31, 2005, and well-priced homes here often sell within three weeks. This guide lists licensed agents who say on their public profiles that they serve San Anselmo, with license records you can verify.
In the three months to August 2026, homes in the 94960 ZIP sold in a median of 19 days at 107.6% of list price, and Redfin gave the area a Compete Score of 92, its “most competitive” band (Redfin).
How we chose the agents in this guide
We started with agents active in San Anselmo and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names San Anselmo, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.
San Anselmo is a town of about 12,600 people on 2.68 square miles in the Ross Valley. The Census puts its median owner-occupied value at $1,576,700, with 68.4% of homes owner-occupied. Prices have held roughly flat while competition has climbed: the three-month median sale price was $1,649,286, down 1.7% from a year earlier, but 55.8% of homes sold above list and only 19.5% of listings had a price cut, down almost 15 points (Redfin).
Price per square foot climbed 16.1% to $972 even as the median dipped, so the mix of homes sold shifted toward smaller houses. In August alone 44 homes sold, up from 36 a year before.
Downtown and the creek
San Anselmo Creek runs through the center of town. According to the San Anselmo Historical Museum, the creek overflowed early on December 31, 2005, damaging 140 businesses and 290 homes plus the library and other town facilities, with losses estimated at $30 million; in 1982 it cut a new course through downtown. The museum blames undersized bridges, buildings over the creek, a railroad berm across the floodplain and more paved surface for making floods worse, and the Town’s flood page lists similar causes (Town of San Anselmo: flooding and storm resources).
The Town now sounds a flood horn from the Town Hall tower when flooding is imminent: five blasts and a pause, repeated three times, with an audible test at noon on the first Tuesday of each month (Town of San Anselmo: flood horn). Its Flood Zone 9 page says San Anselmo voted to withdraw from that county flood control zone, which covers the Ross Valley and is funded partly by a fee property owners approved in 2007 (Resolution 2024-4534; Town of San Anselmo: Flood Zone 9).
Checks that matter for a San Anselmo home
- Flood maps and insurance: flood insurance is mandatory in the Special Flood Hazard Area if you have a federally backed loan. Look up the address on MarinMap or FEMA’s viewer, or ask at Town Hall (Town of San Anselmo: flooding and storm resources), and ask whether the Town has an elevation certificate on record (Town of San Anselmo: Community Rating System).
- Insurance discounts: FEMA’s Community Rating System trims flood premiums by 5% to 45% depending on a town’s class. San Anselmo participates, and the Town can confirm its current class (Town of San Anselmo: Community Rating System).
- Sewer laterals: the Ross Valley Sanitary District requires a Certificate of Compliance when a San Anselmo property is bought or sold, after a remodel over $75,000, or when a bathroom is added. A district inspector watches the pressure test before the certificate issues.
- Fire resale inspection: Ross Valley Fire’s resale page says the inspection is no longer required in San Anselmo, though it still applies to single-family homes in Fairfax and Ross, so confirm with the department before you list (Ross Valley Fire: resale inspections). State defensible-space documentation still applies at sale in High and Very High hazard zones (State Fire Marshal).
- Wildfire code: the town has adopted the 2025 California Fire Code and Wildland-Urban Interface Code with local amendments, and Ross Valley Fire’s online map shows each address’s WUI and hazard-zone status (Ross Valley Fire: WUI and hazard maps).
- Fuel work nearby: the Marin Wildfire Prevention Authority’s Central Marin zone lists a San Rafael to San Anselmo fuel reduction project and a Greater Ross Valley shaded fuel break (Marin Wildfire: Central Marin zone projects), paid for through the Measure C parcel tax (Marin Wildfire Prevention Authority: Measure C).
- Transfer tax: a San Anselmo sale pays only the county’s $0.55 per $500 of value; the county’s transmittal form lists San Rafael as the one city adding its own tax (Marin County Assessor-Recorder).

How to pick an agent for a Ross Valley home
- Start with the creek. Ask whether the home is in the Special Flood Hazard Area, whether it took water in 2005 or later storms, and what the seller’s disclosures say about drainage.
- Ask how they compete for buyers. With most homes selling above list, ask what terms they’d suggest and how often their buyers’ recent offers were accepted.
- Raise the lateral early. A failed pressure test can mean replacing the sewer line, so settle who will handle compliance and whether it affects the price.
- Ask about the hillside streets. Homes above the valley floor raise questions about fire-engine access and defensible space that flat lots near downtown don’t.
- For sellers, ask which comparable sales they’d use and why, since the median fell while price per square foot rose.
- Verify the license on the DRE record linked in the table.

Questions about buying and selling in San Anselmo
Does downtown San Anselmo still flood?
The Town says San Anselmo and Sleepy Hollow creeks periodically flood, and it runs a flood horn and a creek camera and flood gauge. Check the FEMA zone for any address near the creek.
Is a fire inspection required to sell in San Anselmo?
Ross Valley Fire’s resale page says it’s no longer required in San Anselmo, unlike Fairfax and Ross. Ask the department to confirm before you list.
How competitive is San Anselmo?
Very. Redfin scored it 92 out of 100 in the three months to August 2026, with homes selling in a median of 19 days.
What does the sewer lateral rule mean for a buyer?
Someone has to obtain a Certificate of Compliance from the Ross Valley Sanitary District. The purchase contract should say who, and the deadline is 90 days after close of escrow.
