Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

In Fairfax, hire an agent who knows the town’s sale-time requirements: single-family homes need a fire resale inspection, a sale triggers a sewer lateral certificate, and rental property comes with local tenant ordinances. The agents listed here say on their public profiles that they serve Fairfax, and each links to a state license record.

Fairfax’s Census median home value, $1,163,600, is well below the Marin County figure of $1,507,300, and the 94930 ZIP’s median sale price was $1,199,481 in the three months to August 2026, up 6.6% (Redfin).

How we chose the agents in this guide

We started with agents active in Fairfax and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Fairfax, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

Fairfax is a small town of about 7,400 people on 2.23 square miles, and 68.9% of its homes are owner-occupied. In the latest Redfin data, Fairfax homes took longer to sell than those in neighboring San Anselmo: a median of 37 days in the three months to August 2026, up from 34, with a Compete Score of 59, “somewhat competitive.” Even so, 61.3% sold above list, the sale-to-list ratio was 104.4%, and the median price per square foot was $656 (Redfin).

Slower overall but often over asking usually means prepared, well-priced listings draw several offers while others wait. Ask any agent which recent Fairfax sales match your home and how long those took to close.

Hills, open space and wildfire work around Fairfax

Northwest of town, Marin County Fire is clearing vegetation on up to 410 acres at Camp Tamarancho, a project approved in July 2024 and paid for with a CAL FIRE grant and Measure C funds (Marin Wildfire: Camp Tamarancho project). Ross Valley Fire, which runs Station 21 in Fairfax, asks owners to keep a clean zone with few or no combustibles within 30 feet of a house, reduce fuel out to 100 feet or the property line, and keep vegetation 10 feet back from the sides of roads and driveways and 14 feet overhead (Ross Valley Fire: defensible space).

That work costs money, and help is limited. In fiscal 2024/25 the Marin Wildfire Prevention Authority offered owners who had received a full evaluation up to $2,500 per parcel, with no match, for metal gutters and guards, fire-resistant vents and clearing the first 30 feet around a structure (Marin Wildfire: resident grants).

Fairfax requirements at sale and after

  • Fire resale inspection: Ross Valley Fire requires an exterior inspection for any single-family home listed for sale in Fairfax. Inspectors check clearance out to 100 feet, plants within 30 feet, chimney spark arrestors, 4-inch address numbers and override switches on electric gates; the fee is $190, and the report and code requirements go into the seller’s disclosures (Ross Valley Fire: resale inspections).
  • Condos and townhomes: an individual unit doesn’t need the resale inspection unless the whole complex is being sold (Ross Valley Fire: resale inspections).
  • Sewer lateral: the Ross Valley Sanitary District serves the Town of Fairfax and the unincorporated area around it, and its point-of-sale rule, in force since January 1, 2015, requires a Certificate of Compliance after a purchase or sale (Ross Valley Sanitary District).
  • Flood zones: the Town runs FEMA’s flood insurance program locally, and the Building Official at the permit counter, 142 Bolinas Road, can say whether a lot is in a Special Flood Hazard Area and what its base flood elevation is (Town of Fairfax: flood information). New work in a flood zone generally has to be raised or floodproofed (Town of Fairfax: flood zone FAQ).
  • Flood insurance: Fairfax completed Community Rating System documentation in 2017, which the Town says reduced flood insurance rates for residents (Town of Fairfax: flood information).
  • Tenant rules: the Town Council adopted just cause eviction and rent stabilization ordinances in November 2022, but Fairfax voters repealed both with Measure I on November 5, 2024 (Town of Fairfax: Ordinance 892, Measure I). Tenant-occupied homes now fall under state rules, including the statewide rent cap and just-cause law (Civil Code §1947.12), so check the lease and any exemption notice before buying a tenant-occupied property.
  • Transfer tax: the county rate of $0.55 per $500 is the whole transfer tax on a Fairfax deed (Marin County Assessor-Recorder).

Hiring an agent for a Fairfax sale or purchase

  1. Ask what the fire inspector usually flags. An agent who has listed here should know the common fixes, from limbing trees to replacing a spark arrestor, and when to order the inspection.
  2. Ask about the lot, not just the house. Slope, driveway access, retaining walls and drainage can shape value and repair costs as much as square footage.
  3. If you’re buying a rental or a home with a second unit, ask how the town’s tenant ordinances would apply and when to bring in an attorney.
  4. Ask how they’d price a home in a 37-day market where most sales still close over list.
  5. Open the DRE license record linked beside each name, and ask for the addresses of their recent Fairfax sales.

Our Fairfax community guide covers the town itself; for nearby options, see the San Anselmo agent guide, our page on Ross, the Novato guide and the Marin County guide. Fairfax questions, answered

Do I need a fire inspection to sell a house in Fairfax?

Yes, for a single-family home. Ross Valley Fire inspects the exterior, and the report goes into the seller’s disclosures.

Is Fairfax less expensive than the rest of Marin?

By Census measures, yes: its median owner-occupied value ($1,163,600) is below the county’s ($1,507,300). Individual streets and lots vary a lot.

Does Fairfax have rent control?

Not any more. The Town adopted rent stabilization and just cause eviction ordinances in 2022, and voters repealed both with Measure I in November 2024. State law, including the statewide rent cap in Civil Code §1947.12, now applies.

How long do Fairfax homes take to sell?

A median of 37 days in the three months to August 2026, according to Redfin, compared with 19 days in San Anselmo.
