Cost of Living in Sonoma vs. Napa: Which Fits Your Budget?
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
It depends on whether you compare the two towns or the two counties. Recent sales in the City of Sonoma have run higher than in the City of Napa, while Napa County’s median single-family price is higher than Sonoma County’s. Rents and incomes are close in both places. The bigger differences in what you’ll pay come from the exact neighborhood, property taxes on your purchase price, insurance and whether the home is on city services or a well and septic. Here’s how the numbers compare.
Home prices: towns vs counties
| Measure | Sonoma | Napa | Source |
|---|---|---|---|
| City median sale price (Redfin) | $1,049,306 (3 months to Aug 2026) | $829,605 (Sep 2026) | Redfin Sonoma, Redfin Napa |
| City median value of owner-occupied homes (2020-2024) | $970,500 | $856,400 | Census, Census |
| County median single-family price (Sep 2026) | $875,000 | $918,000 | C.A.R. |
| County median value of owner-occupied homes (2020-2024) | $815,500 | $869,500 | Census, Census |
Two cautions. The City of Sonoma is small, with 46 sales in August 2026, so its median swings more than Napa’s; Redfin had it down 19.3% year over year. And the City of Napa, with about 79,000 residents, covers a much wider range of neighborhoods and housing types than the City of Sonoma, and the smaller valley towns such as St. Helena and Yountville are separate markets again. Compare the neighborhoods you’d actually buy in.
What a typical purchase costs each month
The table below is an illustration, not a quote. It assumes 20% down, a 30-year fixed loan at 7.32% (Freddie Mac’s average on October 22, 2026, Freddie Mac), and property tax of 1.1% of the price. California’s base rate is 1% of assessed value plus voter-approved charges, and the assessed value resets to the purchase price when you buy (State Board of Equalization).
| Price used | Loan | Principal and interest | Property tax | Monthly total before insurance |
|---|---|---|---|---|
| Sonoma city median, $1,049,306 | $839,445 | $5,766 | $962 | $6,728 |
| Napa city median, $829,605 | $663,684 | $4,559 | $760 | $5,320 |
| Sonoma County median, $875,000 | $700,000 | $4,809 | $802 | $5,611 |
| Napa County median, $918,000 | $734,400 | $5,045 | $842 | $5,886 |
Add homeowners insurance, which varies widely by address and fire exposure, plus any HOA dues and mortgage insurance if you put less than 20% down. Some parcels carry special assessments, so look at the actual tax bill for the property.
Closing costs and transfer taxes
On top of lender and escrow fees, California counties charge a documentary transfer tax when a property sells. In Sonoma County it’s $1.10 per $1,000 of value, and Santa Rosa and Petaluma each add their own $2.00 per $1,000; the City of Sonoma doesn’t add a city tax (Sonoma County Clerk-Recorder). Who pays it is negotiable, and local custom varies, so ask about it early. Buyers should also budget for title insurance, escrow fees, inspections and a year of homeowners insurance paid at closing. On a $1 million purchase, those items together can add up to tens of thousands of dollars beyond the down payment.
Renting
Median gross rent is similar: $2,226 in the City of Sonoma and $2,282 in the City of Napa (2020-2024 census data). That figure covers all rentals, including older apartments, so asking rents on single-family homes are typically higher. Neither city is a cheap place to rent while you look.
Utilities
Both counties have PG&E as the utility that delivers power and maintains the lines, with a local agency buying the electricity. Sonoma Clean Power serves most of Sonoma County (Sonoma Clean Power), and MCE serves Napa, St. Helena, Yountville, Calistoga, American Canyon and unincorporated Napa County (MCE). Water, sewer and garbage rates are set by each city or district. Rural homes may add propane, well maintenance and septic pumping.
Income and everyday costs
Median household income was $98,527 in the City of Sonoma and $105,963 in the City of Napa (2020-2024 census data). Groceries, dining and gas are broadly similar in both places; the difference you’ll notice day to day is more about which stores and restaurants you use than which valley you live in. Sales tax rates vary by city, and you can look up the rate for any address with the CDTFA lookup.
Costs that differ by property more than by town
- Insurance: wildfire exposure drives premiums in both counties. Get quotes early in escrow.
- Rural systems: a well, septic system and private road add maintenance costs. See our guide to wells, septic and rural utilities.
- Vacation rental income: restricted in both places. The City of Sonoma hasn’t allowed new vacation rentals since 2018; check Sonoma County’s rules and Napa’s for the exact parcel.
- Vineyard land: Napa County grapes averaged $6,635.85 a ton in the 2025 crush, against $2,762.88 in Sonoma and Marin (2025 Final Grape Crush Report), and that gap shows up in vineyard land prices. Our vineyard valuation guide explains how.
Which fits your budget?
If you want a walkable town and your budget is around $1 million, compare specific neighborhoods in both: parts of the City of Napa may offer more choice at that price than the City of Sonoma. If you want space, look at unincorporated Sonoma Valley, including Glen Ellen and Kenwood, and the Napa County valley towns, and weigh land, water and fire exposure. Questions people ask
Is Sonoma cheaper than Napa?
County-wide, yes: Sonoma County’s September 2026 median single-family price was $875,000 vs $918,000 in Napa County. Town to town, not lately: recent City of Sonoma sales have run above the City of Napa’s.
How much are property taxes?
Plan on roughly 1% of your purchase price plus local voter-approved charges, often a little over 1.1% in total. Check the actual bill for the parcel.
Is insurance more expensive in one county?
It depends on the address, not the county. Fire hazard zone, defensible space, roof type and distance to a fire station all affect the quote.
