Atherton Super-Luxury Homes: What’s Fueling $10M-$30M+ Demand in 2026
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
Atherton’s 94027 ZIP code had a median sale price of about $8.3 million in 2025, the second highest in the country after eight straight years at No. 1, and demand at $10 million and up is being driven by scarce estate-size land near Silicon Valley and a new wave of technology and AI wealth.
That demand is real but uneven. At this level, a specific street, lot and house matter far more than the town’s median. Here’s what’s behind Atherton’s market, how it compares with nearby luxury communities, and what buyers and sellers above $10 million should focus on.
Atherton by the numbers
| Measure | Figure | Source |
|---|---|---|
| 2025 median sale price, ZIP 94027 | About $8.3 million (up 5% from 2024), No. 2 nationally | The Almanac (PropertyShark data) |
| Least expensive 2025 sale | $3.2 million | same |
| Top 2025 sale | $51.5 million, off-market | same |
| Population | About 6,960 (July 2025 estimate) | Census QuickFacts |
| Land area | 5.02 square miles | |
| Owner-occupied homes | 87.6% |
PropertyShark’s ranking covered sales from January 1 to September 30, 2025. Fisher Island, Florida (ZIP 33109) took the top spot with a median of $9.5 million. With fewer than 7,000 residents spread over about five square miles, Atherton has one of the lowest densities on the Peninsula, which is a large part of its appeal.
What’s fueling demand above $10 million
Wealth creation close to home
Atherton sits next to Menlo Park and Palo Alto, close to Stanford and the venture capital firms of Sand Hill Road. The national ultra-luxury market reaccelerated in 2025: Compass counted 2,261 sales of $10 million or more across 84 markets, totaling $38.63 billion, and said San Francisco and Silicon Valley/Peninsula were among the markets that reversed multi-year declines, a rebound it tied to stock compensation and startup liquidity (RISMedia).
AI money
Redfin reported that San Francisco’s luxury home sales rose 22.2% year over year in March 2026, with a median luxury price of about $6.8 million, and its local agents cited AI-industry pay as a major driver (Redfin). AI founders and early employees often hold concentrated private-company equity, so their buying power can change quickly after a tender offer, an acquisition or an IPO.
Land that can’t be replicated
Atherton is almost entirely residential, with large lots, mature trees and setbacks that create privacy. Buyers at the top pay for land, location within town and the ability to create a private compound as much as for the house. New construction can command a premium, but a superior lot often matters more.
The risk: it isn’t one market
Atherton properties can still be mispriced. Buyers draw sharp distinctions between:
- Premier streets and locations near busy roads or rail
- Flat, usable acreage and awkward or constrained sites
- Architectural quality and expensive-to-fix layouts
- Turnkey homes and projects needing years of design and permits
Even in a wealth-driven market, sellers need property-specific pricing. The gap between the lowest 2025 sale ($3.2 million) and the highest ($51.5 million) shows how little the median tells you about any one home.
How Atherton compares with nearby luxury towns
| Community | What it offers |
|---|---|
| Atherton | Estate-size lots, privacy, central Peninsula location |
| Palo Alto | Stanford adjacency, walkable downtown, smaller lots |
| Woodside and Portola Valley | Acreage, hills, equestrian properties, more rural feel |
| Los Altos Hills | Hillside acreage and views |
| Menlo Park | Walkable neighborhoods and access to Sand Hill Road |
| Hillsborough | Estate living closer to San Francisco and SFO |
Census figures show the difference in scale. Atherton has about 1,390 residents per square mile; Woodside about 450 (5,181 people on 11.47 square miles); Hillsborough about 1,820 (11,206 on 6.17); and Palo Alto about 2,800 (67,609 on 24.10). All four report a median owner-occupied home value at the Census Bureau’s top category of “$2,000,000+,” which is why sale-price data matters more than Census values at this level (Woodside; Hillsborough; Palo Alto).

Buying above $10 million: what to underwrite
- The land: lot size, shape, usable area, setbacks and what could be built.
- Replacement cost vs price: what it would cost to build the house today, and what you’re paying for the land.
- Permits and history: past permits, unpermitted work and any planned projects nearby.
- Systems and seismic condition: mechanical, electrical, roofing, foundation and drainage.
- Insurance and security: coverage limits, fine art and valuables, and security systems.
- The long-term capital plan: what the home will need over the next ten years.
Off-market access matters here, because many owners prefer privacy to broad public marketing, as the $51.5 million off-market sale in 2025 shows. We combine public inventory with direct owner outreach; our investor page explains how.
Selling in Atherton
Price from the most comparable recent sales, not the median, and decide early between a public launch and a quiet, targeted sale. Prepare full disclosures, permit records and inspection reports, because buyers at this level underwrite carefully. Start with a home valuation.
