Watsonville is the largest city in south Santa Cruz County, home to about 51,700 people in the Pajaro Valley between the Monterey Bay beaches and the farmland along the Pajaro River. Single-family neighborhoods, older homes near the downtown plaza and a number of mobile home parks sit inside the city, while Freedom, Corralitos and the surrounding farmland are unincorporated County territory.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker’s main office that matches the brokerage the agent represents.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under or the broker’s own office.
  3. A public page that names Watsonville. We opened each agent’s profile on homes.com or MLSListings and confirmed it names Watsonville as an area served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Watsonville’s estimated median value is well below the Santa Cruz County figure, and the city has larger households than the county as a whole. Ask agents for recent closed sales of the same property type, since a mobile home, a downtown bungalow and a newer subdivision home trade very differently.

Downtown, the newer neighborhoods and the Pajaro Valley

Older homes cluster around the downtown plaza and Main Street, with newer subdivisions farther from the center. Mobile home parks are an important part of the city’s housing. Outside the city limits, Freedom, Corralitos, Amesti and the farmland of the Pajaro Valley follow County zoning, and County policy protects agricultural land from urban development. Homes near the Pajaro River and the sloughs can carry flood exposure. For more on the area, see our Watsonville real estate guide, coastal property records and coastal ownership budget.

Costs and rules specific to a Watsonville purchase

  • County transfer tax. The Santa Cruz County Recorder says documentary transfer tax is $0.55 per $500 of value ($1.10 per $1,000) in all areas of the county: about $755 on a $686,000 sale. Our California transfer tax guide explains who usually pays.
  • City transfer tax. Watsonville’s Municipal Code Title 3, Chapter 7, the Real Property Transfer Tax, sets a city tax of 27.5 cents for each $500 of value on sales over $100. Under the state Documentary Transfer Tax Act (Revenue and Taxation Code section 11911 and the sections that follow), a county may charge $1.10 per $1,000, a city may charge half that, and the city tax is credited against the county tax. Confirm the total on your escrow estimate.
  • Mobile home rent stabilization. Watsonville’s Municipal Code Title 11, Chapter 3 limits annual space rent increases in covered mobile home parks to 70% of the change in the Consumer Price Index or 5%, whichever is less, and requires City Manager review before an increase. The code says a sale of the home does not let the park raise the controlled space rent. It does not apply to resident-owned parks or parks with ten or fewer rental spaces. If you are buying a mobile home, ask for the park rules and the current space rent.
  • Flood and hazards. Read the natural hazard disclosure report for flood, fault and liquefaction zones, and get flood insurance quotes early for homes near the river and sloughs.
  • Rural parcels. For homes in Freedom, Corralitos or the hills, ask about wells, septic systems and the State Fire Marshal’s Fire Hazard Severity Zone maps; in a High or Very High zone, see our AB 38 guide.

How to vet a Watsonville agent

  1. Ask which side of the city limits a home is on. Freedom and Corralitos addresses can look like Watsonville but fall under County rules.
  2. For mobile homes, ask about park rules and space rent. Ask how the agent confirms the current space rent, the park’s approval process and whether the park is covered by the City’s rent stabilization chapter.
  3. Check flood exposure. Ask for the hazard disclosure report and a flood insurance quote for homes near the Pajaro River and the sloughs.
  4. For rural parcels, ask about water and septic. Ask for well test results and septic records before contingencies come off.
  5. Ask for a net sheet. It should show the county and city transfer taxes and any HOA or park transfer fees.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
