Royal Oaks is a rural, unincorporated community in the hills of north Monterey County, between Prunedale and Watsonville, where homes carry Watsonville’s 95076 ZIP code. Many properties are homes on acreage, small ranches and wooded lots off winding county roads, and the agents below work from offices in Aromas, Salinas and Santa Cruz County.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public profile tied to Royal Oaks. We opened each agent’s MLSListings profile and confirmed it shows a current Royal Oaks listing or names Monterey County. No profile we found names Royal Oaks as a service area, and the table notes how each agent qualified.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Royal Oaks housing in numbers

We could not open a Census profile for Royal Oaks when we checked, so we do not report local figures. For context, the American Community Survey 2024 1-year estimate of the median owner-occupied home value for all of Monterey County is $808,600, as shown on Census Reporter’s county profile. That county figure blends Peninsula, Salinas and farm-town homes, so ask agents for closed sales of rural homes on similar acreage in Royal Oaks and Prunedale.

Hills, oaks and acreage in north county

Royal Oaks has no city government, so Monterey County handles zoning and permits under its inland zoning code, Title 21. Many lots here are wooded and sloped and reached by county or private roads; ask whether a home relies on a private well or small water system and a septic system. For more, see our Royal Oaks real estate guide, our rural water and wastewater notes, our private roads and site access page and our acreage ownership budget.

Costs and rules specific to a Royal Oaks purchase

  • Transfer tax. Royal Oaks is unincorporated, so no city transfer tax applies, even though the mailing address says Watsonville. Monterey County Code Chapter 5.32 sets Monterey County’s documentary transfer tax at 55 cents per $500 ($1.10 per $1,000), or $1,100 per $1 million of price. Settle who pays in the contract, confirm on your escrow estimate, and see our California transfer tax guide.
  • County, not city, rules. Because the 95076 ZIP code is shared with the City of Watsonville in Santa Cruz County, confirm on the title report and tax bill that the parcel is in unincorporated Monterey County, which decides which permit office, schools and services apply.
  • Wells and septic. Get a well yield and water quality test, ask whether the home is on a private well or a small water system, and get a septic inspection.
  • Fire hazard and insurance. Check the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read our AB 38 defensible space guide and the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
  • Vacation rentals. The County’s short-term rental page says stays of 30 days or less in the inland unincorporated county need a discretionary permit and are limited to certain districts.

How to vet a Royal Oaks agent

  1. Ask about rural sales in north county. Ask how many Royal Oaks, Prunedale or Aromas acreage sales the agent has handled.
  2. Confirm water before you write an offer. Ask for well logs, yield and quality tests, or the small water system’s records.
  3. Check access and easements. Ask whether the parcel is reached by a shared private road and whether there is a road maintenance agreement.
  4. Get fire insurance quotes early. Wooded hillside lots can be costly to insure; build the premium into your budget.
  5. Confirm the county. Make sure the parcel is in Monterey County, not the City of Watsonville or Santa Cruz County, before you rely on any local rule.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
