Best Realtors in Ukiah, CA (2026 Guide)

Ukiah is the county seat of Mendocino County and its largest inland city, with about 16,000 residents on Highway 101 in the Ukiah Valley. In-town bungalows and Craftsman homes, newer subdivisions and rural parcels in the surrounding valley all trade here, and three brokerages with Ukiah offices supply most of the agents below.

Fewer than half of Ukiah homes are owner-occupied, well below the Mendocino County rate of 61.7% reported by QuickFacts for the county, so rentals are a large share of the housing stock. The city’s median owner-occupied value of $458,400 is below the county’s $512,200. These are five-year Census estimates, not current sale prices; ask an agent for recent closed sales.
Downtown, the west side and the Ukiah Valley
Ukiah has its own city government, so the City handles zoning and building permits inside city limits, while the County handles the unincorporated valley around it, including Talmage, Calpella and parcels toward Redwood Valley. Costs and rules specific to a Ukiah purchase
- Transfer tax. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller, and lists no city transfer tax for Ukiah. On a $458,400 sale, the county tax is about $504. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. - City or county? Confirm whether the address is inside Ukiah city limits. It decides which planning department reviews an ADU, addition or lot split, and which utilities serve the parcel.
- Fire hazard and insurance. The hills east and west of the valley carry mapped fire hazard designations. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies. - Rural parcels outside town. In the unincorporated valley, ask about wells, septic and shared private roads before you write an offer.

How to vet a Ukiah agent
- Ask whether the home is in the city or the county. The answer changes who issues permits and which utilities serve the parcel; a good agent checks before you write an offer.
- Ask for recent closed sales in the same part of town. Downtown bungalows, west-side hillside homes and valley acreage price very differently.
- For older homes, ask which inspections they recommend. Sewer lateral, foundation and electrical inspections are common on pre-war houses.
- For rentals, ask about tenant rules. With most Ukiah housing renter-occupied, buying a tenant-occupied home is common; ask how the agent handles leases, estoppels and showings.
- Get fire insurance quotes early. Ask the agent which carriers are writing policies in the hills and build the premium into your budget.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
