Gilroy is the southernmost city in Santa Clara County, home to about 59,000 people where US 101 and Highway 152 meet and the valley opens toward San Benito County. The city mixes a historic downtown, decades of subdivisions on the valley floor and newer neighborhoods on its west and east sides, with farmland and rural parcels just outside town.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage the agent works under.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page tied to Gilroy. We opened a brokerage office roster that places the agent in a Gilroy office, or an MLS profile that lists Gilroy’s ZIP code, 95020, as an area served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Gilroy’s estimated median value is lower than Santa Clara County’s as a whole, and the city’s housing ranges from older homes near downtown to newer planned neighborhoods and semi-rural lots on the edges. Ask agents for recent closed sales of the property type you want, not a citywide figure.

Downtown, the west side and the rural edge

Downtown Gilroy runs along Monterey Road, near the Caltrain station at the south end of the line. Neighborhoods west of downtown toward the foothills include many newer subdivisions, some with homeowners associations, while east-side neighborhoods sit closer to US 101. Beyond the city edge, unincorporated parcels follow County zoning and often rely on wells and septic systems. For more on the city, see our Gilroy real estate guide, neighborhood comparison and inspection and insurance planning.

Costs and rules specific to a Gilroy purchase

  • Transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 of value ($1.10 per $1,000), and section A30-40 credits a conforming city tax set at half that rate against the county’s. At the county rate, a $1,027,400 sale would carry about $1,130. A few charter cities in the county, including San Jose, add their own taxes, so confirm the total on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Urban growth boundary. Gilroy’s November 2016 Measure H asked voters to set an urban growth boundary in the General Plan through 2040, with land outside it designated open space and most urban development there limited. If you are paying for development potential on land near the city edge, ask City Planning where the line falls.
  • City or County. Some Gilroy-addressed properties are in unincorporated Santa Clara County, where County zoning, wells and septic permits apply.
  • HOAs and assessments. Newer neighborhoods can carry HOA dues or special taxes on the property tax bill; ask for both before you write an offer, and see our HOA and assessment costs page.
  • Hazards. Read the natural hazard disclosure report and check the State Fire Marshal’s Fire Hazard Severity Zone maps for foothill properties; in a High or Very High zone, see our AB 38 guide.

How to vet a Gilroy agent

  1. Ask for sales near the home you want. Downtown, west-side subdivisions and rural parcels price differently; ask for comparable closed sales.
  2. Confirm the jurisdiction. Ask how the agent checks whether a parcel is in the city, and where it sits relative to the urban growth boundary.
  3. Ask about wells, septic and acreage. For rural properties, ask which water, septic and well inspections they usually order.
  4. Ask for HOA and special tax details. For newer neighborhoods, ask for HOA budgets and the property tax bill early.
  5. Check the commute options. Many residents drive US 101; compare that with the Caltrain schedule from the Gilroy station.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Gilroy questions we hear

Is there a city transfer tax in Gilroy?

What is Gilroy’s urban growth boundary?

Measure H, on the November 2016 ballot, proposed a boundary in the General Plan through 2040 that limits most urban development outside it. Ask City Planning about a specific parcel.

Census estimates put the median owner-occupied value at about $1,027,400 for 2020–2024. Ask an agent for recent sales of similar homes.

Do the agents in this guide all work from Gilroy offices?

No. Five work from the Coldwell Banker Realty office in Gilroy; two work from Morgan Hill offices and list Gilroy’s ZIP code as an area served.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
