Fulton is a small unincorporated community of about 450 people just north of Santa Rosa and west of Highway 101, around Fulton Road and River Road. Homes on rural lots, small farms and vineyard parcels in the Russian River Valley make up most of the local market.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker, broker-associate affiliation or brokerage name (DBA) that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Fulton or neighboring Larkfield-Wikiup. We opened each agent’s brokerage profile, personal site or listing-portal profile and confirmed it names Fulton or neighboring Larkfield-Wikiup, either as a service area or in a listing or sale address.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Three agents below show Fulton on their profiles as a service area or through Fulton sales (Cary Bertolone, Roberta DiPrete and Logan Adams). The other five list neighboring Larkfield-Wikiup, just across Highway 101, rather than Fulton itself; we include them because they work the same north Santa Rosa market, and we note this so you can ask each about Fulton directly.

Census measure (ACS 2024 5-year) Fulton CDP
Population 453
Median value of owner-occupied homes $760,100 (±$218,332)
Median household income $183,158 (±$167,147)
Persons per household 2.6
Median age 42.3

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter.

Sonoma County as a whole had an estimated median owner-occupied value of $822,400 in the Census Bureau’s 2024 one-year survey, as presented by Census Reporter. Fulton’s figures carry very wide margins: with about 200 housing units, the income estimate in particular could be off by more than its own size. Treat them as rough context and ask an agent for recent sales of comparable rural parcels.

Farms, vineyards and the River Road corridor

Fulton has no city government; Permit Sonoma handles zoning and building, and many parcels carry agricultural or rural residential zoning. Addresses can read Fulton or Santa Rosa, and Santa Rosa’s city limits are close, so confirm the parcel’s jurisdiction. See our Fulton real estate guide, notes on parcel jurisdiction and services, rural water and wastewater and rural comparable sales, and our Russian River Valley vineyards page.

Costs and rules specific to a Fulton purchase

  • Transfer tax. Fulton is unincorporated, so no city transfer tax applies. The Sonoma County Clerk-Recorder lists the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000), less any loan assumed in the sale, collected when the deed is recorded. On a $760,100 sale that is about $836. Only Santa Rosa and Petaluma add a city tax, so a parcel outside Santa Rosa pays only the county rate; one inside the city also pays Santa Rosa’s $2.00 per $1,000. Our California transfer tax guide explains who customarily pays.
  • Agricultural zoning. Farm and vineyard parcels may be zoned for agriculture or under a Williamson Act contract, which limits homes and uses; see our Sonoma County agricultural zoning guide.
  • Wells and septic. Many rural Fulton parcels use private wells and septic systems; get a well yield and water quality test and a septic inspection. See our groundwater rules page.
  • Vacation rentals. Permit Sonoma requires a vacation rental permit, a certified property manager and a vacation rental license for whole-home stays of 30 days or less in the unincorporated county. Rentals are barred in Vacation Rental Exclusion (X) combining districts and limited in cap zones; the Board of Supervisors adopted caps and exclusion zones in parts of the west and north county in April 2023. Check the parcel on the County’s vacation rental map viewer before you count on rental income. More in our Sonoma County vacation rental rules guide.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies. Our home hardening guide covers defensible space.

How to vet a Fulton agent

  1. Ask what the agent has sold in Fulton. The community is small; ask for recent rural or farm sales nearby.
  2. Confirm county or city jurisdiction. It decides permits and whether Santa Rosa’s transfer tax applies.
  3. Get water and septic records. Ask for well logs, yield tests and the septic permit.
  4. Check zoning before you plan. Ask Permit Sonoma what the parcel’s zoning allows for a second unit, barn or farm stand.
  5. Get insurance quotes early. Rural parcels can carry higher premiums.
  6. Check the license yourself. Confirm a "Licensed" status and a current broker on the DRE lookup before you sign a listing or buyer agreement.

Fulton questions we hear

Is there a city transfer tax in Fulton?

Fulton is unincorporated, so parcels outside Santa Rosa pay only the Sonoma County tax of $1.10 per $1,000. Confirm the parcel is not inside Santa Rosa, which adds $2.00 per $1,000.

What is the median home value in Fulton?

Census estimates put it at about $760,100 for 2020–2024, with a very wide margin. Recent sales of similar parcels are a better guide.

Why are some agents here from Larkfield-Wikiup?

Few profiles name Fulton itself. We list three agents tied to Fulton and five who list neighboring Larkfield-Wikiup, and we say which is which in the table.

Who handles permits in Fulton?

Permit Sonoma, for parcels outside the Santa Rosa city limits.
