Best Realtors in Fremont, CA (2026 Guide)
By Matthew Martinez
Fremont is a southern Alameda County city of about 226,000 people, formed in 1956 from the communities of Centerville, Irvington, Mission San Jose, Niles and Warm Springs. Those districts still shape how homes are priced and searched, so a Fremont agent should be able to explain how a specific neighborhood, its housing age and any HOA affect what you are buying.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. One agent on the office roster whose DRE record showed no current responsible broker was left out.
- A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
- A public profile that names Fremont. We opened each agent’s brokerage profile and confirmed it names Fremont or the brokerage’s Fremont office.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

About six in ten Fremont homes are owner-occupied, and the median owner-occupied home value over 2020–2024 was about $1.4 million. These are five-year survey figures, not current sale prices. To price a specific home, an agent should use recent sales from the same district and property type, since a Mission San Jose single-family home and a newer Warm Springs townhome trade in different markets.
Fremont settings: the five original districts
A Fremont search often starts with district names. Mission San Jose sits along the hills to the east, Niles is a historic district near the mouth of Niles Canyon, and Centerville, Irvington and Warm Springs stretch across the flatlands toward Interstate 880 and the Warm Springs BART station. Housing ranges from mid-century tract homes to newer townhome and condo communities with HOAs. Our community housing comparison and Mission San Jose guide go further. For more detail, see our Fremont real estate guide.
Costs and rules specific to a Fremont purchase
- Transfer tax. The Alameda County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000), about $1,540 on a $1,400,000 sale. The Clerk-Recorder’s list of city conveyance taxes covers eight cities, and Fremont is not among them. Confirm the total on your escrow estimate.
- Condo and townhome records. Many newer Fremont homes are in HOAs. Our condo and townhome ownership records page lists the documents to review, and sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b.
- Zoning. The City of Fremont zoning page links the zoning map and code, which matter for additions and ADUs.
- Rental property. If the home is or will be a rental, Fremont has a rent review program; see the city’s rent review ordinance (Chapter 9.60).
- Hazards. Fremont lies along the Hayward Fault, and hillside areas may carry State Fire Marshal Fire Hazard Severity Zone designations. The natural hazard disclosure report shows fault, liquefaction and fire zones for an address, and AB 38 defensible space documentation may be required in High and Very High zones.

All agents above are licensed under the responsible broker NRT West, Inc. (DRE #01908304), as shown on each DRE record, and appear on the Fremont office roster. Broker-licensed agents work as broker associates. Some DRE records list a legal name that differs from the name the agent uses professionally. Every agent we could verify for this guide works from one brokerage office, so compare them with agents from other brokerages as well.
How to vet a Fremont agent
- Ask which district the home is in and why it matters. A good Fremont agent should explain how Mission San Jose, Niles, Irvington, Centerville and Warm Springs differ in housing age and pricing.
- Ask for comparables from the same district and type. Single-family homes, townhomes and condos should be priced from matching sales.
- For HOA homes, ask for the documents early. Ask the agent to request CC&Rs, budgets, reserve studies and any special assessments before you remove contingencies.
- Ask about fault and liquefaction zones. Ask how they handle the natural hazard disclosure, foundation and seismic questions for the address.
- Request a net sheet. Ask for estimated closing costs including the county transfer tax, HOA transfer fees and any special taxes on the bill.
- Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
Fremont questions we hear
Does Fremont have a city transfer tax?
The Alameda County Clerk-Recorder lists city conveyance taxes for eight cities, and Fremont is not one of them. The county tax of $0.55 per $500 applies. Confirm the total on your escrow estimate.
What are Fremont’s districts?
Fremont was formed from Centerville, Irvington, Mission San Jose, Niles and Warm Springs, and those names are still used to describe neighborhoods. Ask your agent which district a home is in and how it compares.
Is Fremont near an earthquake fault?
Yes. The Hayward Fault runs through Fremont. The natural hazard disclosure report shows whether an address is in a mapped fault or liquefaction zone.
How do I check a Fremont agent’s license?
Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.
Should I interview more than one Fremont agent?
Yes. Interview at least two or three, ideally from different brokerages, ask each for recent sales in the district you are considering, and compare how they explain HOA, hazard and pricing questions.
