Galt is a city of about 26,000 people at the southern edge of Sacramento County, on Highway 99 between Elk Grove and Lodi. Most homes are in neighborhoods inside the city, while farmland and rural parcels surround it in unincorporated County territory, so the first question on any Galt-area listing is whether it sits inside the city limits.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Galt. We opened each agent’s brokerage profile and confirmed that it names Galt as an area served or as the agent’s office location.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

The mean commute of about 31 minutes reflects the many residents who drive north to Elk Grove and Sacramento or south to Lodi and Stockton.

In-town neighborhoods and the farmland around Galt

Inside the city, the City of Galt handles planning and building permits. Outside the city limits, Sacramento County does, and parcels toward Herald, Wilton and the Cosumnes River are often agricultural or rural residential, with wells, septic systems and farm-related zoning. Check flood maps for parcels near the Cosumnes River and Dry Creek. For an overview, see our Galt real estate guide and our local comparable sales notes.

Costs and rules specific to a Galt purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Galt has no city transfer tax, so only the County tax applies: about $536 on a $487,500 sale. Our California transfer tax guide explains who usually pays.
  • City or County. Confirm whether the parcel is inside the City of Galt or in unincorporated Sacramento County, since zoning, permits and short-term rental rules differ.
  • HOA and assessments. Some newer subdivisions carry HOA dues or special assessments; ask for the property tax bill and HOA documents. Our association and assessment cost notes list what to request.
  • Wells and septic on rural lots. For parcels outside the city, ask for well logs, a water test and a septic inspection.
  • Hazards and insurance. Look up the parcel on FEMA’s Flood Map Service Center, read the natural hazard disclosure report, and get an insurance quote early. Our inspection and insurance planning notes cover the timing.

How to vet a Galt agent

  1. Ask for in-town and rural sales. A tract home in town and a parcel on the edge of farmland are very different sales; ask which the agent handles most.
  2. Confirm the jurisdiction. Have the agent confirm whether the parcel is in the city or the County before you plan an ADU or a business use.
  3. Check water and septic outside the city. Ask for well and septic records and build tests into your contingency period.
  4. Ask about flood zones. Parcels near the Cosumnes River or Dry Creek may need flood insurance; get a quote early.
  5. Get the full monthly cost. Ask for HOA dues and any special assessments on newer homes.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.

Galt questions we hear

No. The Sacramento County Clerk-Recorder says the City of Sacramento is the only city in the county with its own transfer tax, so a Galt sale pays only the County tax of $1.10 per $1,000.

What is the median home value in Galt?

Census estimates put the median owner-occupied value at about $487,500 for 2020–2024, with a margin of error of about $16,000. Ask an agent for recent sales of similar homes.

Who handles permits for a Galt address?

The City of Galt inside the city limits; Sacramento County for unincorporated parcels with a Galt mailing address.

Do any of these agents have an office in Galt?

Yes. The RE/MAX Gold agents listed work from the brokerage’s Galt office; the Coldwell Banker agents work from Elk Grove, about 10 miles north, and name Galt as an area they serve.
