Burlingame is a city of about 30,500 people on the mid-Peninsula, between Millbrae and San Mateo and just south of San Francisco International Airport. Its market runs from older single-family homes on tree-lined streets west of El Camino Real to condos and apartments near Burlingame Avenue, Broadway and the Caltrain stations.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Burlingame. We opened each agent’s brokerage or Homes.com profile and confirmed it names Burlingame as an area served, a place the agent works, or the agent’s office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Burlingame housing in numbers

Census measure (ACS 2024 5-year) Burlingame city
Population 30,525
Median value of owner-occupied homes $2,000,000+ (top of the Census reporting range)
Median household income $174,000 (±$12,320)
Median age 41.2
Persons per household 2.4
Mean travel time to work 30.7 minutes
Housing units 13,798

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. The Census caps reported home value medians at $2,000,000, so Burlingame’s true median is above that figure and the table cannot show by how much.

Because the median is top-coded, it is more useful to compare property types. Condos and apartments near downtown and single-family homes in the hillside neighborhoods trade at very different prices, so ask agents for recent closed sales of the type you want. Our Burlingame comparable sales notes explain what to compare.

Downtown, the hillside neighborhoods and the bayside

Burlingame’s walkable core is centered on Burlingame Avenue and Broadway, each with its own Caltrain station, and much of the city’s multifamily housing sits nearby. West of El Camino Real, single-family streets climb toward Hillsborough and Interstate 280; east of Highway 101, the bayfront is mostly hotels, offices and open space. For a side-by-side look, see our Burlingame housing settings comparison, condo and townhome ownership costs and older home records and inspections.

Costs and rules specific to a Burlingame purchase

  • Transfer tax. The San Mateo County Clerk-Recorder levies the documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value. The Recorder’s page names only the City of San Mateo as adding a city conveyance tax, so a Burlingame sale pays the county tax alone. Our California transfer tax guide explains who usually pays.
  • City street trees. Burlingame’s tree FAQ says trees in the public right-of-way belong to the City, and trimming or removing them without a permit carries penalties. If a street tree affects a driveway, sewer lateral or remodel plan, contact the Parks Division before you buy.
  • Older homes. Many Burlingame houses predate modern codes; ask for permit history from the City’s Building Division and order sewer lateral, foundation and electrical inspections.
  • Flood and other hazards. Low-lying areas near the bay can fall in mapped flood zones. Read the natural hazard disclosure report and check the State Fire Marshal’s Fire Hazard Severity Zone maps for hillside addresses near Interstate 280.
  • Budgeting. See our Burlingame homeownership budget for the costs that follow closing.

How to vet a Burlingame agent

  1. Ask for sales of your property type. Downtown condos and hillside single-family homes are separate markets; ask for recent closed sales that match yours.
  2. Ask how they run offer dates. Ask how the agent approaches pre-offer inspections, contingencies and review dates in a competitive sale.
  3. Pull permit history. Ask the agent to request the City’s building records so you can match additions and remodels to permits.
  4. Check the street tree and sewer lateral. Ask whether a City street tree or an aging lateral could affect your plans or repair costs.
  5. Ask about HOA documents for condos. Review reserves, special assessments and rental rules before removing contingencies.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Burlingame questions we hear

Is there a city transfer tax in Burlingame?

No. The San Mateo County Clerk-Recorder lists only the City of San Mateo as adding a city tax, so a Burlingame sale pays the county tax of $1.10 per $1,000.

What is the median home value in Burlingame?

The Census reports it only as above $2,000,000, the top of its reporting range, for 2020–2024. Ask an agent for recent sales of comparable homes.

Can I remove the tree in front of my house?

If it is a City street tree, no work can be done without City approval. Burlingame’s Parks Division handles street tree permits.

Do these agents work only in Burlingame?

No. Several profiles also name Hillsborough, San Mateo, Millbrae, Belmont and other Peninsula cities.
