Belmont is a city of about 27,000 people on the mid-Peninsula, between San Mateo and San Carlos, with homes climbing from El Camino Real into hills that reach toward Interstate 280. Most housing is single-family on hillside and canyon streets, with condos and apartments closer to the Caltrain station and Ralston Avenue.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Belmont. We opened each agent’s brokerage or Homes.com profile and confirmed it names Belmont as an area served, a place the agent works, or where the agent lives.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Median age 39.8

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. The Census caps reported home value medians at $2,000,000, so Belmont’s true median is above that figure and the table cannot show by how much.

Because the median is top-coded, compare property types instead. Hillside homes with views, flatter streets near El Camino Real and condos near the station price very differently; our Belmont comparable sales notes explain what to compare.

Hillside streets, the flats and the station area

Belmont’s neighborhoods split roughly into the flatter areas near El Camino Real and the Caltrain station, and the hills and canyons to the west, where streets are steep and lots often slope. Hillside homes can bring view premiums along with retaining walls, drainage and foundation questions. See our Belmont real estate guide, housing settings comparison, condo and townhome ownership costs and older home records and inspections.

Costs and rules specific to a Belmont purchase

  • Transfer tax. The San Mateo County Clerk-Recorder levies the documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value. The Recorder’s page names only the City of San Mateo as adding a city conveyance tax, so a Belmont sale pays the county tax alone. Our California transfer tax guide explains who usually pays.
  • Fire hazard zones and AB 38. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps; wooded hillside streets deserve a close look. If the home is in a High or Very High zone, see our AB 38 defensible space guide and get an insurance quote early.
  • Slopes and drainage. On hillside lots, ask for geotechnical or drainage reports, retaining wall permits and any history of slide repairs.
  • Sewer laterals. Ask the seller for any sewer lateral inspection or repair records and order a camera inspection; ask the City’s Public Works department what applies when you sell or remodel.
  • Hazard disclosures. Read the natural hazard disclosure report for mapped landslide, earthquake and flood hazards.
  • Budgeting. See our Belmont homeownership budget for costs that follow closing.

How to vet a Belmont agent

  1. Ask about hillside sales. Ask for recent closed sales on similar slopes and streets, and how the agent prices views against access and parking.
  2. Ask which inspections they order on slopes. A good agent will raise geotechnical, drainage and retaining wall questions early.
  3. Get fire insurance quotes early. Ask whether the address is in a mapped fire hazard zone and how they handle AB 38 documents.
  4. Pull permit history. Ask the agent to request City building records so you can match additions and decks to permits.
  5. For condos, review HOA documents. Check reserves, special assessments and rental rules before removing contingencies.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Belmont questions we hear

Is there a city transfer tax in Belmont?

No. The San Mateo County Clerk-Recorder lists only the City of San Mateo as adding a city tax, so a Belmont sale pays the county tax of $1.10 per $1,000.

What is the median home value in Belmont?

The Census reports it only as above $2,000,000, the top of its reporting range, for 2020–2024. Ask an agent for recent sales of comparable homes.

Is Belmont in a fire hazard zone?

Parts of the hills may be. Check the specific address on the State Fire Marshal’s map and read the natural hazard disclosure report.

Do these agents also cover San Carlos and San Mateo?

Yes. Most profiles in the table also name San Carlos, San Mateo or Redwood City.
