Pricing a San Marcos Home: Select Defensible Comparables

A San Marcos price opinion is only as good as the sales behind it. Homes in master-planned hillside communities, established valley neighborhoods and areas near the Creek and University districts can differ sharply in special taxes, dues and fire exposure. This guide explains how to build a short, defensible list of comparables and explain the differences.

Why averages mislead in San Marcos

The city’s CFD page lists ten district entries, some for facilities that end when bonds are repaid and some for services with no end date. A citywide median blends homes inside and outside these districts, with and without HOAs, on hillsides and on valley floors. That mix says little about the home you are pricing.

Step 1: Describe the subject from records

  • Confirm zoning and city jurisdiction through the zoning portal and planning staff.
  • Record living area and lot size from the assessor, and note differences from the listing.
  • List permitted improvements and ADUs from permit records.
  • Identify every "CFD" line in the fixed charge section of the tax bill and note whether each is a facilities or services district.
  • Note HOA dues and any special assessment.
  • Note fire hazard designation and any AB 38 inspection result.

Our San Marcos HOA and CFD guide and home improvement records guide explain where to find each item.

Step 2: Search within the setting

Start with sales in the same planned community or the same combination of CFDs, or the same established neighborhood. Widen only when sales are too few, and record each step.

Step 3: Screen each candidate

Comparison factor Subject source Comparable source What a match supports What a mismatch requires
Setting Location; city plans Location; city plans Direct comparison Written explanation
Facilities CFD Tax bill; fact sheet District boundary or bill Similar bonded tax Note tax and remaining term difference
Services CFD Tax bill; fact sheet District boundary or bill Similar ongoing tax Note annual difference
HOA Association documents Listing and disclosures Similar dues and amenities Describe differences
Fire hazard zone CAL FIRE map; NHD CAL FIRE map Similar disclosure and upkeep Note zone and inspection status
Permitted space and ADU Permit records Permit records or listing Like-for-like space Separate permitted and unpermitted space
Nearby planning context Creek Specific Plan; General Plan Same Similar context Do not price in unapproved projects

Step 4: Explain the differences

With three to six strong comparables, describe each difference plainly: different CFD mix, larger HOA amenity package, hillside lot with more clearance work, permitted ADU versus none. Show which way each points the value. Our comparative market analysis guide covers the method.

Special cases in San Marcos

  • Planned-community resales. Sales in the same community and district mix are usually the best evidence.
  • Homes near the Creek District. The city posted a final draft Creek Specific Plan and final EIR on October 30, 2026. A draft or final draft plan is not an adopted plan, and neither is a project approval.
  • Permit-ready ADUs. A detached ADU built from the city’s permit-ready plans is a permitted unit; compare it with other permitted ADUs, not with informal guest quarters.
  • Fire inspection status. A hillside home with a recent clean AB 38 inspection presents differently from one with items to correct.

For sellers

Gather the tax bill, CFD fact sheets, HOA documents, permits and any AB 38 inspection result before asking for a price opinion. Then request a San Marcos home valuation, or see our selling page.
