Napa County Condos for Sale
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
Napa County’s condos and townhomes are almost all in its five cities and town, led by the City of Napa, with smaller supply in American Canyon, Yountville, St. Helena and Calistoga, plus the Silverado Country Club area. The two rules that shape most purchases here are the HOA disclosure package California requires at resale and the county’s tight limits on short-term rentals: they’re generally prohibited in the unincorporated county, and the City of Napa’s whole-home permits are capped and fully taken.

Where to look in Napa County
Outside the cities, most of Napa County is agricultural land with large minimum parcel sizes, so attached housing is a city product here. Our guide to where to live in Napa County explains that split.
- City of Napa. The county’s largest city has the most condo and townhome choice. Browse our Napa condos page and the Napa real estate guide.
- Silverado. The Silverado Country Club area is one of the few places in the county where some designated units may be rented short term, under an approved development agreement. See Silverado homes and confirm a unit’s status with the county before you count on rental income.
- American Canyon. The county’s southernmost city. See American Canyon real estate.
- Yountville. Townhouse and condo options in a small town where every rental needs a permit. Our Yountville condo vs. detached home comparison walks through the trade-offs; see Yountville real estate.
- St. Helena and Calistoga. Limited attached-home supply up valley. See St. Helena real estate and Calistoga real estate.
If a manufactured home is on your list too, compare it with our Napa County mobile homes guide.
What to check before you buy
The HOA disclosure package
California requires the seller of a unit in a common interest development to provide these documents as soon as practicable before title transfers or a sales contract is signed (Civil Code 4525):
- Governing documents: CC&Rs, bylaws, operating rules.
- The latest annual budget report and related disclosures under Civil Code 5300.
- A statement of current regular and special assessments and anything unpaid on the unit.
- Any unresolved violation notice and any board-approved assessment changes not yet due.
- A statement describing any rental or leasing prohibition.
- The most recent balcony and stairway inspection report under Civil Code 5551.
- If you ask, approved board minutes from the past 12 months, excluding executive session.
In a small association, one large repair can move assessments a lot, so read the reserve disclosures and minutes together. Our HOA documents guide explains how.
Lender approval of the project
Your lender reviews the project, not just you. FHA insures loans on units in FHA-approved projects, or through Single-Unit Approval when the project isn’t approved, is complete with at least five units, isn’t a manufactured home project and meets a subset of HUD standards including owner-occupancy and financial condition (HUD). Check status on HUD’s FHA-approved condominium search, and see our FHA vs. conventional loans guide.
For conventional loans, Fannie Mae lists ineligible project characteristics that come up in wine-country resort settings: projects operated or marketed like a hotel, mandatory rental pooling, and projects that allow daily or short-term rentals. It also flags pending HOA litigation, commercial space above 35% and unfunded critical repairs (Fannie Mae Selling Guide B4-2.1-03). If a complex near Silverado or downtown Napa advertises nightly stays, ask your lender to review the project before you remove your loan contingency.
Balconies, decks and stairways (SB 326)
Condo associations in buildings with three or more attached units must have a licensed structural or civil engineer or architect visually inspect a random, statistically significant sample of wood-supported balconies, decks, stairways, walkways and railings more than six feet above ground. The first round was due by January 1, 2025, then every nine years with the reserve study; buildings with a permit application on or after January 1, 2020 are due within six years of the certificate of occupancy (Civil Code 5551). An immediate safety threat must be reported to local code enforcement within 15 days, and the association must restrict access until repairs are approved. Check the report’s date and repair recommendations against the reserve study.
Insurance
The budget report includes a summary of the association’s insurance. Compare it with the CC&Rs to see where the master policy stops and your unit policy must start, and bind coverage before closing; see homeowners insurance during escrow. If you’re shopping in a wildfire-exposed area, read our California FAIR Plan guide.
Renting a Napa County condo
What the HOA can do. Under Civil Code 4741, an association can’t prohibit or unreasonably restrict rentals or cap them below 25% of units, but it may ban rentals of 30 days or less. Owner-occupied units don’t count as rented.
What local government allows.
| Jurisdiction | Short-stay and rental rules (verified) |
|---|---|
| Unincorporated county | Advertising or using a dwelling as an STR (under 30 days) is generally prohibited; existing B&Bs with use permits and designated Silverado rentals are the exceptions, and new B&B permits aren’t issued (Napa County staff report) |
| City of Napa | Stays under 31 days need a permit under NMC 17.52.515; 41 non-hosted and 60 hosted permits; all non-hosted taken and the wait list full as of October 2026; existing non-hosted permits can transfer to a buyer (City of Napa) |
| Yountville | Every residential rental, including condos, needs an annual permit, and ads must show the permit number (Town of Yountville) |
If you’re buying a unit that already holds a City of Napa non-hosted permit, ask for the permit and the transfer paperwork in escrow; the city says transfer applications can be filed at any time. American Canyon, St. Helena and Calistoga rules weren’t verified here; check with each planning department. Our California short-term rental rules overview covers the state framework.
Closing costs specific to Napa County
The county documentary transfer tax is $0.55 per $500 of value; half of it goes to the city where the property sits, and the county page shows no additional city tax (Napa County). Who pays is negotiable; see California transfer tax. Expect a supplemental property tax bill after closing.
Questions people ask
Where are the condos in Napa County?
Mostly in the City of Napa, with smaller supply in American Canyon, Yountville, St. Helena and Calistoga and at Silverado. The unincorporated county is largely agricultural land.
Can I buy a Napa condo and rent it as a vacation rental?
Usually not without an existing permit. Unincorporated STRs are generally prohibited, the City of Napa’s 41 non-hosted permits are all taken, and your HOA may ban stays of 30 days or less. A transferable existing permit is the main path in the city.
Can a Napa vacation rental permit transfer to a new owner?
Under NMC 17.52.515(f)(2), existing City of Napa non-hosted permits may transfer to new owners. File the transfer application with the Planning Division.
What HOA documents should I get?
The Civil Code 4525 package: governing documents, budget report, assessment statement, violation notices, pending assessment changes, any rental restriction, the latest balcony inspection report and, on request, 12 months of minutes.
Can I use an FHA loan on a Napa County condo?
Yes, if the project is FHA-approved or the unit qualifies for Single-Unit Approval. Search HUD’s approved condo list and ask your lender early.
Why would a lender turn down a condo project in Napa?
Common reasons under Fannie Mae’s rules include hotel-like operation or short-term rentals, pending HOA litigation, more than 35% commercial space and unfunded critical repairs.
Do Yountville condo owners need a rental permit?
Yes. Yountville requires a permit for every residential rental property, condos included, renewed each January.
