Crocker Amazon, San Francisco: Homes, Parks & Real Estate Guide
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
Crocker Amazon is the house neighborhood on San Francisco’s southern border, south of Geneva Avenue and Mission Street and west of John McLaren Park, where city streets run straight into Daly City. Its Assessor subdistrict, 10B (spelled “Croker Amazon” in DataSF), counts about 2,520 single-family houses among roughly 2,980 parcels on the 2025 roll, on the largest median lots in SF District 10, about 2,690 square feet.
The name comes from the Charles Crocker land holdings that once covered the area, according to Wikipedia. Most of the housing dates from the 1920s, with a second wave after World War II and a set of condominium courts that a sample of parcel records dates to the late 1980s and 1990s.

A neighborhood that runs into Daly City
Wikipedia places Crocker Amazon south of Mission Street and Geneva Avenue, with McLaren Park to the east, the Excelsior to the north and the Outer Mission across Mission Street. Its winding southern streets straddle the county line and blend into Daly City’s Crocker and Southern Hills neighborhoods.
That border matters on paper. A house a few doors south can be in Daly City and San Mateo County, with that city’s building permits, that county’s tax bill and different transfer tax rules. Before comparing sales, confirm the city on the title report and the parcel number, and use only San Francisco sales as comparables for a San Francisco house.
A 1920s core with postwar fill-in
The median house was built in 1926 and has about 1,380 square feet of living area. The roll’s build years show two distinct waves:
- 1906–1929: about 57 percent of houses, peaking in 1924 (about 281 houses) and 1925 (about 262).
- 1930–1945: only about 4 percent, a near pause through the Depression and war years.
- 1946–1959: about 21 percent, with about 134 houses in 1950 alone.
- 1960–1979: about 15 percent; the roll shows a cluster of houses built from 1959 to 1961.
- 1980 and later: about 3 percent of houses.
Wikipedia lists Marina, Arts and Crafts, Victorian, Edwardian and mid-century modern styles. The rest of the roll is thin: roughly 25 two-unit flats, some 35 flat-and-store buildings on the commercial streets, and 43 apartment buildings (24 with up to four units, 16 with 5 to 14, and 3 larger).
Condominium courts from the late 1980s and 1990s
Crocker Amazon has about 240 condominium units, far more than the Excelsior or the Outer Mission. In a sample of 40 condo parcels, the build years were tightly grouped: Red Leaf Court and Saddleback Drive in 1987–1989, Aspen Court in 1989, Ridge Court and Birchwood Court in 1990, and Stoneridge Lane between 1992 and 1996. Smaller condo buildings on Mission Street in the 5800 block date from 1980–1982.
For these homes, the HOA’s budget, reserve study, insurance and any special assessments matter as much as the unit itself. Our San Francisco condo guide lists the documents to request.
Zoning: RH-1, RH-1(D) and Mission Street
Crocker Amazon has the district’s largest share of detached-house zoning. The Assessor’s zoning field codes about 1,860 parcels RH-1 and about 670 RH-1(D), the one-family detached district, with about 125 RH-2 and 26 RM-1. RH-1(D) is the detached form of the one-family district, which is why houses on those blocks generally stand apart rather than sharing walls.
One more layer applies to at least part of the house grid: a point we checked near the neighborhood’s center sits in RH-1 and inside the Priority Equity Geographies SUD (Sec. 249.97), created by an ordinance effective January 14, 2024. That SUD points to added controls in Planning Code Sections 311 and 317, which govern permit review and the loss of dwelling units.
Planning’s current zoning layer shows the commercial frontage as part of the Excelsior Outer Mission Street NCD (Planning Code Sec. 720), the Mission Street district that reaches the county line; it allows one dwelling per 600 square feet of lot under a generally 40-X height district. NC-S shopping-center parcels and NC-1 clusters account for most of the remaining commercial land.
Crocker-Amazon Park and McLaren Park
Crocker-Amazon Park, on the neighborhood’s north side, has four playgrounds and renovated, lighted soccer and baseball fields, per Wikipedia. John McLaren Park rises to the east; Wikipedia calls it the city’s third-largest park, with a golf course, two lakes, trails, a pool and the Jerry Garcia Amphitheater.
Houses that back onto either park have different questions from those in the grid: slope, drainage and the exact property line against public land.
Buses and the nearest BART
Per published route lists, the 43 Masonic ends at Munich Street and Geneva Avenue, and Wikipedia says it also serves Naples and Cordova Streets. The 8 Bayshore, 8BX Bayshore Express and 54 Felton serve the Geneva Avenue corridor, and the 14 and 14R run along Mission Street to Daly City.
The nearest BART station in the city is Balboa Park at 401 Geneva Avenue, which has no parking. Route information dates from 2022; confirm current service with SFMTA.
Slopes and soils
The hill side of the neighborhood shows up on the state’s landslide maps in small patches. Planning’s earthquake-induced landslide layer has a few small polygons around Stoneridge Lane in the subdistrict’s southeast corner, near McLaren Park, and along the county line.
We found no liquefaction polygons inside the neighborhood’s blocks; the nearest are across Mission Street around Alemany Boulevard and Naglee Avenue. Our October 2026 point check near the center of the house grid returned no liquefaction, landslide or FEMA flood-zone feature. Sellers disclose any mapped zone on the natural hazard disclosure report; to look up one lot, use our hazard maps guide.
Selling a home in Crocker Amazon
Buyers here are often deciding between a detached 1920s house, a postwar house on a similar lot and a condo in one of the courts. Each needs a different file.
- Detached houses on RH-1(D) lots: side-yard space is a selling point; show the lot survey or plat, and any permits for additions into the side or rear yard.
- Rooms below the main floor: compare the floor plan with the 3R report, and see our unwarranted units page if a unit was never permitted.
- Condos in the courts: order the HOA documents early so buyers can review them within the contract period.
- Near the county line: state the jurisdiction clearly in the listing and disclosures.
Paperwork that applies to every San Francisco sale, such as the 3R report and transfer tax, is collected on our city selling requirements page.
