Best Realtors in San Martin, CA (2026 Guide)
By Matthew Martinez
San Martin is an unincorporated community of about 7,000 people in south Santa Clara County, between Morgan Hill and Gilroy along US 101 and Monterey Road. It is largely rural residential, with homes on larger lots, small farms, nurseries and wineries, so County rules rather than a city’s apply to most properties. The agents below work from Morgan Hill and nearby offices and name San Martin or its ZIP code, 95046, on their profiles.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names San Martin. We opened each agent’s brokerage or MLS profile and confirmed it names San Martin, or ZIP code 95046, as a service area or in the bio.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Most San Martin homes are owner-occupied, households are larger than the county average, and commutes are long. The median value covers everything from small houses on modest lots to estates and working acreage, so ask agents for recent sales with similar acreage, water source and outbuildings.
Rural lots, small farms and the US 101 corridor
- Rural residential lots. Much of San Martin is single-family homes on lots of an acre or more, many with barns, shops or horse facilities.
- Farms, nurseries and wineries. Agricultural parcels sit alongside homes, especially toward the hills on either side of the valley.
- The 101 and Monterey Road corridor. Older homes, some commercial uses and the County-run South County Airport sit near the center of the community.
For more on the area, see our San Martin real estate guide and our county rural land page.
Costs and rules specific to a San Martin purchase
- County transfer tax only. San Martin is unincorporated, so no city transfer tax applies. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 ($1.10 per $1,000), and the Santa Clara County Clerk-Recorder collects transfer tax at recording: about $1,574 on a $1,430,600 sale. Confirm the amount on your escrow estimate. Our California transfer tax guide explains who usually pays.
- County permits and zoning. Additions, ADUs, barns and lot splits go through Santa Clara County planning and building, not a city. Ask the County what the zoning allows before you count on building or dividing a parcel, and compare permit records with what is on the ground.
- Wells and septic. Many properties rely on private wells and septic systems. Order a well flow and water quality test and a septic inspection, and check County environmental health records for the system.
- Fire zones and AB 38. Hillside parcels on the valley edges may be in mapped fire hazard zones. Check the State Fire Marshal’s Fire Hazard Severity Zone maps, get an insurance quote early, and in a High or Very High zone see our AB 38 guide.
- Flood and other hazards. The natural hazard disclosure report shows mapped flood and earthquake zones; check low-lying parcels on FEMA’s Flood Map Service Center.

How to vet a San Martin agent
- Ask about rural sales. Ask for recent sales of homes with similar acreage, water source and outbuildings, not just nearby addresses.
- Ask how they check permits. Barns, second units and additions on rural lots are not always permitted; ask how the agent compares County records with what is built.
- Ask about wells and septic. Ask which well and septic inspectors they use and how they handle repairs found during escrow.
- Ask what County zoning allows. If you plan animals, a business, a second unit or a lot split, ask how the agent confirms the rules with the County.
- Check fire and flood exposure. Get the hazard disclosure report and an insurance quote before contingencies come off.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
San Martin questions we hear
Is San Martin a city?
No. It is an unincorporated community, so Santa Clara County handles planning, permits and services that a city would otherwise provide.
Is there a city transfer tax in San Martin?
No, because there is no city. Only the county transfer tax applies; confirm the amount on your escrow estimate.
What is the median home value in San Martin?
The Census estimates the median owner-occupied value at $1,430,600 for 2020–2024. Rural properties vary widely, so ask an agent for recent comparable sales.
Do most San Martin homes have wells and septic?
Many do. Ask for well and septic records and order your own inspections during escrow.
Is the agent order a ranking?
No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
