Rancho Cordova is an incorporated city of about 84,000 people in eastern Sacramento County, south of the American River along Highway 50 between Sacramento and Folsom. Its housing ranges from older ranch-style neighborhoods near Folsom Boulevard to newer planned communities in the southern and eastern parts of the city, so the age of the neighborhood often decides which taxes, associations and disclosures a buyer will see.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Rancho Cordova. We opened each agent’s public profile and confirmed it names Rancho Cordova as an area served, in the bio, or through a listing or sale there.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Rancho Cordova’s estimated median owner-occupied value sits below the Sacramento-Roseville-Folsom metro figure of $605,500 on the same profile, and the city’s median household income is also below the metro’s $98,775. A city-wide median blends decades-old homes with recent construction, so ask an agent for sales from the same neighborhood, builder and age of home.

Older neighborhoods and newer planned communities

Rancho Cordova is a city, so the City handles zoning, building permits and code enforcement for addresses inside its limits, while nearby unincorporated communities such as Gold River and Mather follow County rules. Confirm which applies before you plan an addition or a second unit. Older neighborhoods near Folsom Boulevard and the American River Parkway tend to have established lots and are less likely to have an association, while newer planned communities often come with homeowner associations and special taxes. For more, see our Rancho Cordova real estate guide and our notes on association and assessment costs, comparing neighborhoods, local comparable sales and home improvement records.

Costs and rules specific to a Rancho Cordova purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. A Rancho Cordova sale pays only the County tax: about $582 on a $529,400 sale. Our California transfer tax guide explains who usually pays.
  • Special taxes and associations. Many newer Rancho Cordova neighborhoods sit in Mello-Roos community facilities districts or assessment districts. Read the special tax disclosure and the property tax bill for the parcel, and get the association’s budget and rules before you remove contingencies.
  • City or County. Check the address against City of Rancho Cordova boundaries; permits and local rules differ for unincorporated addresses nearby.
  • Flood zone. Look up the parcel on FEMA’s Flood Map Service Center, especially near the American River or local creeks, and get a flood insurance quote if the home is in a mapped zone.
  • Hazards and disclosures. Read the natural hazard disclosure report, check the State Fire Marshal’s Fire Hazard Severity Zone maps, and plan your inspections with our inspection and insurance notes.

How to vet a Rancho Cordova agent

  1. Ask which part of the city they sell in. Older neighborhoods near Folsom Boulevard and newer planned communities price very differently; ask for sales in the same area.
  2. Ask about special taxes. Ask the agent to pull the Mello-Roos or assessment amounts for the parcel before you write an offer.
  3. Ask about association documents. In a planned neighborhood, ask how the agent reviews HOA budgets, reserves and rules.
  4. Confirm City or County. Ask whether the address is inside Rancho Cordova or in a nearby unincorporated area such as Gold River or Mather.
  5. Check permits. For older homes, ask how the agent checks City permit history for additions and garage conversions.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
