Kelseyville is an unincorporated farm town of about 4,000 people between Lakeport and Mount Konocti, surrounded by pear orchards and vineyards on Lake County’s west side. Buyers here look at in-town homes, rural and agricultural parcels, and lakeside subdivisions nearby, and most of that land is governed by Lake County, not a city.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status with a current broker affiliation.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public profile that names Kelseyville. We opened each agent’s brokerage or listing-site profile and confirmed it names Kelseyville as a service area.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. The Census QuickFacts page did not load when we checked, and no median home value was published for Kelseyville.

The Kelseyville Census area covers only the town, not the surrounding farms and lakeside subdivisions many people think of as Kelseyville. Its median age of about 33 is far younger than nearby Hidden Valley Lake. For a value benchmark, QuickFacts puts the Lake County median owner-occupied value at $324,300 for 2020–2024; ask an agent for recent sales of similar homes nearby.

Town, orchards and the slopes of Mount Konocti

Kelseyville has no city government. Lake County’s plans page lists a Kelseyville area plan among the county’s eight community plans, and the county zoning ordinance sets what can be built on each parcel. Water and sewer come from a patchwork of districts, private wells and septic systems, and that patchwork also shapes minimum lot sizes.

For more on the area, see our Kelseyville real estate guide and our Lake County vineyards page.

Costs and rules specific to a Kelseyville purchase

  • Transfer tax. Kelseyville is unincorporated, and the Lake County Assessor-Recorder fee schedule lists the documentary transfer tax at $1.10 per $1,000: about $357 on a $324,300 sale. See our California transfer tax guide.
  • Farm and vineyard parcels. For agricultural land, ask whether the parcel is under a Williamson Act contract, which can limit uses and affect property taxes, and review water rights and any well permits.
  • Wells and septic. Order well-yield and water-quality tests and a septic inspection on rural homes.
  • Creek setbacks. The County’s Waterway combining district bars development within 30 feet of perennial streams and 20 feet of intermittent streams unless an exception is granted.
  • Short-term rentals. The County announced in July 2026 a committee to help draft short-term rental rules for the unincorporated area.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote early.

How to vet a Kelseyville agent

  1. Ask whether they sell farm and vineyard land as well as homes. Agricultural parcels involve water, zoning and contract questions that in-town homes do not.
  2. Ask about Williamson Act status on any farm parcel.
  3. Order well, septic and roof inspections on rural homes.
  4. Get an insurance quote early. Ask which carriers are writing policies near the address.
  5. Ask for comparable sales in the same setting. Town lots, orchards and lakeside subdivisions price differently.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
