Isleton is a small city of about 500 people on the Sacramento River in the Sacramento-San Joaquin Delta, in the southwest corner of Sacramento County near Rio Vista. It sits on low land protected by levees, so flood zones, levee maintenance and insurance shape almost every Isleton purchase, from homes in the historic downtown to waterfront property along the river and sloughs.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Isleton, the Delta or Sacramento County. We opened each agent’s profile and confirmed the areas it names.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Few agent profiles name Isleton itself. Of the agents below, one lists Isleton as a service area; the others name nearby Rio Vista or Walnut Grove, the Delta as a specialty, or Sacramento County as a whole. The table shows exactly which areas each profile names.

Isleton housing in numbers

Census measure (ACS 2024 5-year) City of Isleton

Median value of owner-occupied homes $326,200 (±$94,141)
Median household income $53,194 (±$18,247)

Mean travel time to work 36.5 minutes
Housing units 273

Isleton’s estimated median owner-occupied value and median household income are each roughly half the Sacramento-Roseville-Folsom metro figures on the same profile, and the mean commute of about 36 minutes is well above the metro’s 27 minutes. With fewer than 300 housing units, the margins of error are wide; treat these as rough guides, and ask an agent for recent sales of comparable homes.

A Delta river town behind the levees

Isleton is an incorporated city, so the City handles planning and building permits inside its limits, while surrounding islands and riverfront parcels outside the city fall under Sacramento County. The town has a historic downtown along Main Street, older homes on small lots, and riverfront and slough-side properties with docks. Levees maintained by local reclamation districts protect the town and surrounding farmland. For an overview, see our Isleton real estate guide, our flood, levee and insurance records notes and our waterfront maintenance budget notes.

Costs and rules specific to an Isleton purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Isleton has no city transfer tax, so only the County tax applies: about $359 on a $326,200 sale. Our California transfer tax guide explains who usually pays.
  • Flood zone and levees. Look up the parcel on FEMA’s Flood Map Service Center, ask which reclamation district maintains the nearby levee and whether it levies an assessment, and get a flood insurance quote before you remove contingencies.
  • City or County. Confirm whether the parcel is inside the City of Isleton or in unincorporated County land, since permits and rules differ.
  • Docks and waterfront work. For riverfront or slough property, ask what permits cover any dock, bulkhead or boat lift, and budget for maintenance. Our waterfront home comparison notes list what to check.
  • Older homes. Many homes are older; inspect foundations, drainage and wiring, and ask for permit records on additions. Read the natural hazard disclosure report closely.

How to vet an Isleton agent

  1. Ask about Delta sales. Ask how many levee-protected or waterfront sales the agent has handled, and how they price homes with few nearby comparables. Our waterfront comparable sales notes explain the approach.
  2. Get flood insurance quotes early. Premiums can change the math on a purchase; ask the agent to help you get quotes during your contingency period.
  3. Ask about the levee. Ask which reclamation district maintains it and whether assessments apply.
  4. Check docks and permits. For waterfront homes, ask for records on any dock or bulkhead.
  5. Inspect older homes thoroughly. Ask for foundation, drainage and sewer line inspections.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.

Isleton questions we hear

Does Isleton have a city transfer tax?

No. The Sacramento County Clerk-Recorder says the City of Sacramento is the only city in the county with its own transfer tax, so an Isleton sale pays only the County tax of $1.10 per $1,000.

Do I need flood insurance in Isleton?

It depends on the parcel’s flood zone and your lender. Look up the address on FEMA’s flood map and get quotes early either way.

What is the median home value in Isleton?

Census estimates put the median owner-occupied value at about $326,200 for 2020–2024, with a margin of error of about $94,000. Ask an agent for recent sales of similar homes.

Why do several agents in this guide name Rio Vista or the Delta rather than Isleton?

Isleton is small, and few profiles list it by name. We included agents who name Isleton, nearby Delta towns, the Delta as a specialty or Sacramento County, and the table shows which.
