Best Realtors in Elverta, CA (2026 Guide)
By Matthew Martinez
Elverta is a small unincorporated community of about 4,800 people in northern Sacramento County, between Rio Linda and Antelope near the Placer County line. Much of it is semi-rural, with homes on larger lots, horse properties and open land, so a purchase here often involves well, septic, zoning and flood questions that a suburban tract home would not.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Elverta, a neighboring community or Sacramento County. We opened each agent’s profile and confirmed the areas it names.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Few agent profiles name Elverta itself. Of the agents below, one lists Elverta as a service area and one shows Elverta sales on their profile; the others name neighboring Rio Linda or Antelope, or Sacramento County as a whole. The table shows exactly which areas each profile names.

Elverta’s estimated median owner-occupied value of about $453,100 is below the Sacramento-Roseville-Folsom metro figure of $589,500 on the same profile, and median household income is a little below the metro’s $97,188. Lot size and parcel use vary widely, from small older homes to multi-acre properties, so one median hides a wide range; ask any agent for recent sales of similar land and homes.
Larger lots, horse property and an unincorporated community
Elverta has no city government, so Sacramento County handles zoning, building permits and code enforcement. Many parcels are zoned for agricultural-residential use, which can allow animals and outbuildings, and many rely on private wells and septic systems. Lower-lying land toward the Natomas area and along local creeks deserves a careful flood map check. For an overview, see our Elverta real estate guide, our inspection and insurance planning notes and our local comparable sales notes.
Costs and rules specific to an Elverta purchase
- Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Elverta is unincorporated, so only the County tax applies: about $498 on a $453,100 sale. Our California transfer tax guide explains who usually pays.
- Wells and septic. Ask for well logs, a water quality test and a septic inspection, and locate the leach field before planning additions or a second unit.
- Zoning and animals. Confirm with County Planning what the parcel’s zoning allows for animals, barns, shops and second units.
- Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year.
- Permit history. Ask for County permits on additions, garages and outbuildings. See our notes on home improvement records.
- Hazards and insurance. Look up the parcel on FEMA’s Flood Map Service Center and the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote early.

How to vet an Elverta agent
- Ask about rural and horse-property sales. Pricing acreage with barns and arenas differs from pricing a tract home; ask how many such sales the agent has handled.
- Confirm water and septic early. Ask for well and septic records and build inspections into your contingencies.
- Check zoning for your plans. Have the agent confirm what County zoning allows for animals, shops and second units.
- Ask about flood zones. Low-lying parcels may need flood insurance; get a quote before you remove contingencies.
- Check access and easements. Some larger parcels use shared roads; ask for any road maintenance agreement.
- Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
Elverta questions we hear
Is Elverta part of a city?
No. Elverta is unincorporated, so Sacramento County handles zoning and permits, and only the County transfer tax applies.
What is the median home value in Elverta?
Census estimates put the median owner-occupied value at about $453,100 for 2020–2024, with a margin of error of about $16,000. Ask an agent for recent sales of similar property.
Do Elverta homes have public water and sewer?
Some do and many do not; private wells and septic systems are common on larger lots. Ask for records on any parcel you consider.
Why do several agents in this guide name Sacramento County rather than Elverta?
Elverta is small, and few profiles list it by name. We included agents who name Elverta, neighboring Rio Linda or Antelope, or the county as a whole, and the table shows which.
