Best Realtors in Dublin, CA (2026 Guide)
By Matthew Martinez
Dublin is a Tri-Valley city of about 70,000 people at the crossing of Interstates 580 and 680, with two BART stations and a large share of homes built in the last few decades. Much of east Dublin is newer master-planned housing, so a Dublin agent should be able to explain HOA dues, special taxes and how a newer subdivision compares with older west Dublin neighborhoods.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. One agent whose DRE record showed no current responsible broker was left out.
- A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
- A public profile that names Dublin. We opened each agent’s brokerage profile and confirmed it lists Dublin as an area served.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

| Census measure | Dublin |
|---|---|
| Population (ACS 2024 1-year) | 70,544 |
| Housing units (ACS 2024 1-year) | 24,565 |
| Median value of owner-occupied homes (ACS 2024 1-year) | $1,371,300 |
| Median household income (ACS 2024 1-year) | $202,216 |
| Mean travel time to work (ACS 2020–2024 5-year) | 35.9 minutes |
Source: U.S. Census Bureau American Community Survey, as presented by Census Reporter, Dublin city. Figures are estimates with margins of error.
The Census Bureau estimates Dublin’s median owner-occupied home value at about $1.37 million in 2024. That is a survey estimate, not a current sale price. To price a specific home, an agent should use recent sales from the same community and of the same type, since an older west Dublin home and a newer east Dublin townhome sell in different markets.
Dublin settings: west Dublin, east Dublin and the BART areas
West Dublin, near the San Ramon Valley and Interstate 680, has many older single-family neighborhoods. East Dublin, built out more recently, is mostly master-planned communities with townhomes, condos and single-family homes, many with HOAs. Higher-density housing clusters near the Dublin/Pleasanton and West Dublin/Pleasanton BART stations, and downtown Dublin is planned around a new street grid; see our post on downtown Dublin’s street grid. Our neighborhood property comparison page compares settings. For more detail, see our Dublin real estate guide.
Costs and rules specific to a Dublin purchase
- Transfer tax. The Alameda County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000), about $1,510 on a $1,370,000 sale. The Clerk-Recorder’s list of city conveyance taxes covers eight cities, and Dublin is not among them. Confirm the total on your escrow estimate.
- HOA dues and special taxes. Many newer Dublin homes have HOA dues, and some may carry special taxes or assessments on the property tax bill. Our association and assessment costs page explains what to review. Sellers must make a good-faith effort to provide a notice of special tax districts under Civil Code section 1102.6b; ask for the actual tax bill as well.
- Improvement records. For additions and remodels, see our home improvement records checklist.
- Fire hazard zones and AB 38. Homes near the western hills and open space may carry State Fire Marshal Fire Hazard Severity Zone designations. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
- Inspections and insurance. Our inspection and insurance planning page and the natural hazard disclosure report cover what to check early.

All agents above are licensed under the responsible broker NRT West, Inc. (DRE #01908304), as shown on each DRE record. Most work from the brokerage’s Pleasanton office, which serves Dublin. Every agent we could verify for this guide is with one brokerage, so compare them with agents from other brokerages as well.
How to vet a Dublin agent
- Ask for the full monthly cost. For east Dublin homes, ask the agent to total the mortgage, HOA dues, property tax and any special taxes on the bill.
- Ask for comparables from the same community. Older west Dublin homes, newer east Dublin single-family homes and townhomes near BART should not be priced from the same sales.
- For HOA homes, ask for the documents early. Ask for CC&Rs, budgets, reserve studies and any rental or exterior rules before you remove contingencies.
- Ask about builder warranties and records. For newer homes, ask what builder warranty or defect records exist and how permits for later changes were handled.
- Request a net sheet. Ask for estimated closing costs including the county transfer tax and HOA transfer fees.
- Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
Dublin questions we hear
Does Dublin have a city transfer tax?
The Alameda County Clerk-Recorder lists city conveyance taxes for eight cities, and Dublin is not one of them. The county tax of $0.55 per $500 applies. Confirm the total on your escrow estimate.
Do Dublin homes have Mello-Roos or special taxes?
Some may. Special taxes and assessments vary by property, so review the actual property tax bill and the seller’s notice of special tax districts rather than relying on a neighborhood average.
Is east Dublin different from west Dublin?
Generally, yes. West Dublin has more older single-family neighborhoods, while east Dublin is mostly newer master-planned communities, many with HOAs. Ask your agent to compare like with like.
How do I check a Dublin agent’s license?
Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.
Should I interview more than one Dublin agent?
Yes. Interview at least two or three, ideally from different brokerages, ask each for recent sales in the community you want, and compare how they explain HOA, special tax and pricing questions.
