Best Realtors in Belvedere, CA (2026 Guide)
By Matthew Martinez
Belvedere is a small incorporated city of about 2,300 people in southern Marin County, on Belvedere Island, the Corinthian Island area and the lagoon next to Tiburon. Most homes sit on steep hillside or waterfront lots, many with docks, seawalls or views of San Francisco Bay, and Census figures put its median home value at the survey’s $2 million ceiling. A Belvedere agent should be able to explain shoreline and hillside due diligence, the City’s own permit and design review records and fire-zone disclosures as well as price.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license.
- A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
- A public profile that names Belvedere. We opened each agent’s profile or team site and confirmed it names Belvedere or a Belvedere office.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Source: Census Reporter profile of Belvedere, CA, using U.S. Census Bureau American Community Survey 2024 5-year estimates. In a city this small the margins of error are wide.
Both the median home value and the median household income hit the Census Bureau’s top-coded ceilings, which means more than half of owner-occupied homes were valued above $2 million. These five-year survey figures are not sale prices. With few sales each year, an agent should explain which Belvedere and nearby Tiburon sales they used to price a home and how water frontage, views and lot slope were adjusted.
Belvedere settings: the island, the lagoon and the hillside
Belvedere Island’s homes climb steep, winding streets with retaining walls and bay views; waterfront homes on the island and along the Belvedere Lagoon come with docks, seawalls and tidal questions. Older homes and remodels raise permit-history and drainage questions. Our guides to shoreline and hillside ownership, drainage and foundation inspection records, existing-home permit research and the annual homeownership budget go into detail. See also our Belvedere real estate guide.
Costs and rules specific to a Belvedere purchase
- Transfer tax. The Marin County Recorder’s transfer tax sheet lists the county documentary transfer tax at $0.55 per $500 of value. The only city tax it lists is San Rafael’s; it does not list a Belvedere city tax. On a $3 million sale, the county tax is $3,300. Who pays is negotiable; confirm the figure on your escrow estimate.
- City permits and design review. Belvedere is its own city, so permits and design review come from the City of Belvedere, not the County. Compare the seller’s disclosures with City permit records before you rely on a remodel plan; our permit research guide covers how.
- Shoreline structures. Docks, seawalls and work near the water can involve regional and state agencies as well as the City; ask for permits and condition reports for any shoreline structure.
- Fire hazard zones and AB 38. Check whether the address sits in a State Fire Marshal Fire Hazard Severity Zone. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
- Other hazards. The natural hazard disclosure report shows whether an address is in a mapped landslide, flood, fault or tsunami zone, which matters both on the slopes and at the water.

How to vet a Belvedere agent
- Ask which sales they used. With few Belvedere sales a year, ask which island, lagoon and Tiburon sales they compared and how they adjusted for frontage and views.
- Ask about City permits and design review. Ask how they check City of Belvedere permit records against what was built, and what a remodel would need.
- Ask about docks and seawalls. For waterfront homes, ask what permits and inspection reports exist for shoreline structures.
- Ask about drainage and foundation inspections. Hillside lots need geotechnical and drainage checks; ask which inspectors they recommend.
- Ask about fire zones and insurance. Ask how they handle AB 38 documentation and when they suggest getting insurance quotes.
- Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
Belvedere questions we hear
Does Belvedere have a city transfer tax?
The Marin County Recorder’s sheet lists only San Rafael as adding a city tax and does not list Belvedere, so a Belvedere sale typically shows the county tax of $0.55 per $500. Confirm the figure on your escrow estimate.
Is Belvedere part of Tiburon?
No. Belvedere is its own incorporated city with its own permits and design review, although it shares the Tiburon Peninsula and many services and schools with Tiburon.
What is the median home value in Belvedere?
The Census Bureau’s 2020–2024 estimate is top-coded at "$2 million or more," per Census Reporter. For a current value, ask an agent for recent sales of comparable homes.
How do I check a Belvedere agent’s license?
Search the name or license number on the DRE public lookup. The record shows license type, status, expiration and responsible broker. Every agent in our table links to the record we checked.
