Choosing a Real Estate Agent in Pacheco, CA

By Matthew Martinez

Pacheco is a small unincorporated community in central Contra Costa County, tucked between Martinez, Concord and Pleasant Hill along Highway 4 and I-680, with single-family homes, mobile home communities, condos and townhomes. Because Pacheco is not a city, permits and planning come from Contra Costa County, and many Pacheco addresses use a Martinez mailing address. A Pacheco agent should be able to confirm the jurisdiction, read HOA and park documents and check a home’s County permit history.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How to use this agent guide

Start with the property questions below, then compare the publisher and five regional candidates. Public profiles and licensing records answer different questions: a license establishes regulatory status, while a profile describes claimed service areas. Neither establishes local sales experience, quality of service or suitability for your transaction. Some candidates name neighboring communities or the county rather than Pacheco itself; the profile evidence is shown explicitly. Interview more than one agent and ask for recent, relevant examples.

Pacheco housing in numbers

We could not open a current Census Bureau profile for the Pacheco census-designated place in October 2026, so we have left statistics out rather than estimate them. Ask any agent you interview for recent closed sales in Pacheco and for the property type you are considering.

Pacheco settings: single-family streets, condos and manufactured-home communities

Pacheco’s housing mixes older single-family streets, condo and townhome complexes and manufactured-home communities. Each comes with different paperwork: single-family homes call for a look at County permit records, condos and townhomes come with HOA budgets and rules, and a manufactured home in a park may involve a space lease and park rules rather than land ownership. Our guides to Pacheco HOA and assessment costs, home improvement records and comparing Pacheco neighborhoods go into more detail. See also our Pacheco real estate guide.

Costs and rules specific to a Pacheco purchase

  • Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. Pacheco is unincorporated, so no city transfer tax applies. On a $700,000 sale, the county tax is $770. Who pays is negotiable; confirm the figure on your escrow estimate.
  • County jurisdiction. Pacheco is unincorporated, so building permits and planning approvals come from Contra Costa County, which lists the community’s plans and codes on its Codes and Plans page. Many Pacheco homes have a Martinez mailing address; confirm the jurisdiction on the title report.
  • HOAs and parks. For a condo or townhome, request the HOA budget, reserve study and rules. For a manufactured home in a park, review the space lease, rent terms and park rules. Our Pacheco HOA costs guide explains what to review.
  • Permit history. Compare the seller’s disclosures with County permit records; our home improvement records guide covers the basics.
  • Inspections and insurance. Our Pacheco inspection and insurance planning guide lists common steps.
  • Fire hazard zones and AB 38. Check whether the address sits in a State Fire Marshal Fire Hazard Severity Zone. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
  • Other hazards. The natural hazard disclosure report shows whether an address is in a mapped earthquake fault, landslide or flood zone.

Five regional interview candidates

These profiles are drawn from the local and broader county research. The final column records the location evidence in each public profile; a nearby town or county reference does not establish completed transactions in Pacheco. Ask each candidate to demonstrate relevant experience before hiring them. This is an interview starting point, not a ranking or a claim that every agent specializes in this community.

How to vet a Pacheco agent

  1. Ask how they confirm the jurisdiction. An agent should confirm that a "Martinez" address is actually in unincorporated Pacheco, and what that means for permits.
  2. Ask for comparables from the same property type. A single-family home, a condo and a manufactured home trade in very different ranges.
  3. For a manufactured home, ask what they review. Ask how they handle space leases, park rules and title for the home itself.
  4. For a condo or townhome, ask how they review HOA documents. Ask what they look for in the budget, reserves and minutes.
  5. Ask for a net sheet. An estimate should show the county transfer tax, title and escrow costs, HOA or space rent and the commission terms you agreed to.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.
