San Bruno is a north San Mateo County city of about 42,000 people between South San Francisco and Millbrae, right next to San Francisco International Airport. Its housing is mostly mid-century single-family homes on the hills west of El Camino Real, with condos and apartments near the Caltrain and BART stations and the Tanforan area. Several of the agents below work from an Intero office on El Camino Real in San Bruno.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names San Bruno. We opened each agent’s profile or office roster and confirmed it names San Bruno, as a service area, in San Bruno sales, or as the location of the agent’s office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

About six in ten San Bruno homes are owner-occupied. The Census median of about $1.2 million is a five-year survey figure, not a current sale price, and it mixes condos with single-family homes; ask agents for recent sales of the same type of home in the same neighborhood.

Hillside neighborhoods, the transit core and the airport edge

  • West of El Camino. Neighborhoods such as Crestmoor, Rollingwood, Portola Highlands and Mills Park climb the hills toward Skyline Boulevard, mostly with single-family homes built after World War II.
  • The transit core. Condos and apartments cluster near the San Bruno Caltrain station, the BART station and the Tanforan shopping area.
  • East of El Camino. Older, flatter neighborhoods such as Belle Air Park and Lomita Park sit close to the airport and Highway 101.

For local topics, see our San Bruno real estate guide, housing settings comparison and older home records and inspections pages.

Costs and rules specific to a San Bruno purchase

  • Transfer tax. The San Mateo County Clerk-Recorder levies the documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value: about $1,328 on a $1,207,500 sale. The only city conveyance tax the Recorder mentions is the City of San Mateo’s, so confirm on your escrow estimate that only the county tax applies. Our California transfer tax guide explains who usually pays.
  • Airport noise and disclosures. San Bruno borders SFO. Homes east of El Camino and under flight paths can be affected by aircraft noise, and California disclosure forms flag properties within an airport influence area. Read the natural hazard disclosure report and visit at different times of day.
  • Hillside homes. On sloped lots west of El Camino, ask for any geotechnical reports, retaining wall permits and drainage history.
  • Fire hazard near open space. Homes near the canyons and Skyline open space can carry State Fire Marshal Fire Hazard Severity Zone designations. In High or Very High zones, sellers must provide defensible space documentation or an agreement for the buyer to obtain it; see our AB 38 guide.
  • Older homes and sewer laterals. Many homes date from the 1940s to 1960s. Order a sewer lateral video inspection and compare permits with the house as built; see our note on San Mateo County sewer lateral requirements at sale.

How to vet a San Bruno agent

  1. Ask for sales in your neighborhood. Crestmoor hillside homes, east-side bungalows and transit-area condos price differently.
  2. Ask about airport noise. Ask which streets sit under flight paths and how they handle airport disclosures.
  3. Ask about older-home inspections. Ask which inspections they recommend for 1950s houses: sewer lateral, foundation, electrical and roof.
  4. Ask how they handle competitive offers. Ask about pre-offer inspections, offer review dates and contingencies.
  5. Ask for a net sheet. It should show the county transfer tax and the expected supplemental property tax bill.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

San Bruno questions we hear

Does San Bruno have a city transfer tax?

The San Mateo County Clerk-Recorder mentions only the City of San Mateo’s conveyance tax in addition to the county tax of $1.10 per $1,000. Confirm the total on your escrow estimate.

What is the median home value in San Bruno?

The Census estimates the median owner-occupied value at $1,207,500 for 2020–2024. Ask an agent for recent sales of comparable homes.

How close is San Bruno to SFO?

The airport sits along San Bruno’s eastern edge. That brings short trips to the airport but also aircraft noise on some streets, so visit a home at different times of day.

Is there a real estate office in San Bruno?

Yes. Intero Real Estate Services has an office at 180 El Camino Real in San Bruno; five agents in our table work from it.
