Millbrae is a city of about 22,700 people in northern San Mateo County, on the hills just west of San Francisco International Airport, with a BART and Caltrain station near downtown. Most homes are single-family houses on hillside streets west of El Camino Real, and the agents in this guide work from Millbrae and Burlingame offices.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile (or, for an independent broker, a main office that matches).
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Millbrae. We opened each agent’s brokerage or MLS profile and confirmed it names Millbrae as an area served, office location or home community.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Millbrae’s estimated median value is above the San Mateo County figure. Views, street slope, distance from the flight paths and the age and condition of the house all move prices, so ask agents for recent closed sales on comparable streets.

Hillside streets, downtown and the station area

Millbrae’s single-family neighborhoods climb the hills west of El Camino Real toward Interstate 280, with many homes built in the decades after World War II. Downtown along Broadway and the area around the Millbrae BART and Caltrain station hold most of the condominiums and newer multifamily buildings. Airport noise and overflights vary by neighborhood, so visit at different times of day. For more, see our Millbrae real estate guide.

Costs and rules specific to a Millbrae purchase

  • Transfer tax. The San Mateo County Clerk-Recorder lists the county documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value: about $2,128 on a $1,934,900 sale. The Clerk-Recorder’s page names the City of San Mateo as the city with an additional conveyance tax and does not list one for Millbrae; confirm the total on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • SFO compatibility rules. Millbrae’s Zoning Ordinance (Chapter 10.05) requires projects in the R-1 and R-1LL single-family districts to comply with the airport land use compatibility plan, including airport real estate disclosure notices, noise evaluation and mitigation, avigation easements and airspace review. If you plan to add on or rebuild, ask the City what applies to the parcel.
  • ADUs and design review. The same chapter allows accessory and junior accessory dwelling units in residential districts under their own article, and it includes design review permits. Check the standards for the lot before you count on a second unit.
  • Sewer laterals. Older homes can have aging sewer laterals; see our San Mateo County sewer lateral notes and ask the City what applies at sale.
  • Hazards and insurance. Read the natural hazard disclosure report for earthquake and landslide mapping, and check hillside addresses near open space on the State Fire Marshal’s Fire Hazard Severity Zone maps.

How to vet a Millbrae agent

  1. Ask about airport noise by street. Ask which neighborhoods sit under common flight paths and visit at peak times.
  2. Ask for the airport disclosure. Make sure you receive and read the airport-related disclosures for the property.
  3. Ask for hillside sales. View lots and steep streets price differently; ask for recent closed sales nearby.
  4. Check older systems. Many homes are decades old; plan for sewer lateral, foundation, electrical and roof inspections.
  5. Confirm ADU potential. If a second unit matters, ask how the agent checks City standards for the lot.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Millbrae questions we hear

Is there a city transfer tax in Millbrae?

The County Clerk-Recorder’s page lists the county tax of $1.10 per $1,000 and names only the City of San Mateo for an extra city tax. Confirm the total on your escrow estimate.

Does being near SFO affect a home purchase in Millbrae?

It can. Millbrae’s zoning code ties single-family projects to the airport land use compatibility plan, including airport disclosure notices and, in some cases, noise mitigation and avigation easements.

What is the median home value in Millbrae?

Census estimates put the median owner-occupied value at about $1,934,900 for 2020–2024. Ask an agent for recent sales of similar homes.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
