Best Realtors in Mountain View, CA (2026 Guide)
By Matthew Martinez
Mountain View is a Santa Clara County city of about 85,000 people between Palo Alto, Los Altos and Sunnyvale, stretching from the Shoreline area near the Bay to the neighborhoods south of El Camino Real. Most households rent, and the city mixes single-family neighborhoods, many townhome and condo communities, and a large stock of older apartment buildings covered by the city’s rent stabilization law. The agents below work mostly from Los Altos, Palo Alto, Los Gatos and Saratoga offices and name Mountain View or its ZIP codes on their profiles.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Mountain View. We opened each agent’s brokerage or MLS profile and confirmed it names Mountain View, or its ZIP codes 94040, 94041 or 94043, as a service area or in the bio.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Fewer than four in ten Mountain View homes are owner-occupied, so the city’s buyers compete for a smaller pool of houses, townhomes and condos. The Census median of about $1.9 million blends all of them; ask agents for recent sales of the same property type in the same neighborhood.
Neighborhoods, townhomes and the North Bayshore
- Single-family neighborhoods. Areas such as Old Mountain View near Castro Street, Cuesta Park, Waverly Park and Monta Loma hold most of the city’s detached homes, including some Eichler tracts.
- Townhomes and condos. Many newer and older attached-home communities sit along El Camino Real, Central Expressway and near the Caltrain and light rail stations.
- North Bayshore and the Bay side. The area north of Highway 101 is largely office and tech campus land, with new housing planned and under way.

Costs and rules specific to a Mountain View purchase
- City transfer tax. The City’s real property transfer (conveyance) tax page sets the tax at $1.65 for each $500 of value, or $3.30 per $1,000, under Chapter 29, Article V of the City Code: about $6,359 on a $1,927,000 sale. The City says it contracts with the County to collect the tax when the deed records.
- County transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 ($1.10 per $1,000), and the Santa Clara County Clerk-Recorder collects transfer tax at recording: about $2,120 on a $1,927,000 sale. Confirm both taxes on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Rent stabilization (CSFRA). The City’s Rent Stabilization Division administers the Community Stabilization and Fair Rent Act, approved by voters as Measure V in 2016. The City says most apartments in buildings of three or more units built before 1995 get both rent limits and eviction protections, while units built from 1995 through 2017 get eviction protections only. If you are buying a multifamily building, confirm its coverage and rent history with the City before you rely on projected rents.
- HOA documents. For condos and townhomes, read the budget, reserve study and recent minutes before you remove contingencies.
- Hazard disclosures. The natural hazard disclosure report shows flood zones near the Bay and the creeks, and the region’s earthquake hazards. Check the address on FEMA’s Flood Map Service Center.

How to vet a Mountain View agent
- Ask for sales in your property type. Detached homes, townhomes and condos trade very differently here; ask for comparable sales of the same type and age.
- For investors, ask about CSFRA. Ask how the agent confirms whether a building is fully or partly covered, and whether they have worked with the City’s rent registry and petition records.
- Read HOA documents together. Ask what the agent looks for in reserves, special assessments and litigation disclosures.
- Ask for a net sheet with both transfer taxes. The city tax is three times the county tax; ask how it is usually split in the agent’s recent deals.
- Confirm school attendance with the district. Ask how the agent verifies school boundaries rather than relying on a listing.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
Mountain View questions we hear
Does Mountain View have a city transfer tax?
Yes. The City lists it at $1.65 per $500 of value ($3.30 per $1,000), in addition to the county tax. Confirm the total with escrow.
Is Mountain View rent controlled?
For many older apartments, yes. The CSFRA limits rent increases for most units in buildings of three or more built before 1995; units built from 1995 through 2017 get eviction protections only, according to the City.
What is the median home value in Mountain View?
The Census estimates the median owner-occupied value at $1,927,000 for 2020–2024. It blends condos and houses, so ask an agent for recent comparable sales.
Why are so few agents based in Mountain View itself?
Many brokerages serve the city from offices in Los Altos and Palo Alto next door. The agents here are the ones whose profiles we opened that name Mountain View and passed our license check.
Is the agent order a ranking?
No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
