The City of Santa Clara is a Silicon Valley city of about 133,000 people between San Jose and Sunnyvale, home to Santa Clara University, Levi’s Stadium and a large share of the region’s tech campuses. Its housing mixes mid-century ranch homes on flat lots, older houses near the university and the Old Quad, and many condos, townhomes and apartments, including newer projects in the north near the stadium. The agents below work from San Jose, Saratoga and Los Gatos offices and name Santa Clara or its ZIP codes on their profiles.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Santa Clara. We opened each agent’s brokerage or MLS profile and confirmed it names the City of Santa Clara, or its ZIP codes 95050, 95051 or 95054, as a service area.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

The city’s young median age reflects its many renters, students and tech workers. The median value blends condos with single-family homes, so ask agents for recent sales of the same property type in the same part of the city.

Neighborhoods, the university area and North Santa Clara

  • Central and south neighborhoods. Much of the city south of Highway 101 is mid-century single-family housing on level lots, with older homes near Santa Clara University and the Old Quad.
  • Condos and townhomes. Attached-home communities line El Camino Real, Stevens Creek Boulevard and the main expressways.
  • North of Highway 101. The area around Levi’s Stadium and the tech campuses holds most of the city’s newer apartments and condos.

Santa Clara borders San Jose on several sides, and some nearby addresses are in San Jose instead, which has its own transfer taxes. For more on the city, see our Santa Clara real estate guide, housing settings comparison, condo and townhome ownership costs and older home records and inspections pages.

Costs and rules specific to a Santa Clara purchase

  • County transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 ($1.10 per $1,000), and the Santa Clara County Clerk-Recorder collects transfer tax at recording: about $1,813 on a $1,648,300 sale. Confirm the amount on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • City transfer tax. We did not find a city transfer tax in the Santa Clara city code; confirm on your escrow estimate. Next-door San Jose does levy one, including Measure E on higher-priced sales, so confirm on the title report that the address is inside Santa Clara city limits.
  • HOA documents. Many Santa Clara condos and townhomes are in homeowners associations. Read the budget, reserve study and recent minutes before you remove contingencies.
  • Hazard disclosures. The natural hazard disclosure report shows flood and liquefaction zones, which cover parts of the city near the Bay and the creeks. Check the address on FEMA’s Flood Map Service Center.
  • Older homes. For mid-century houses, order a sewer lateral video inspection and compare permits with the house as built.

How to vet a Santa Clara agent

  1. Ask for sales in your property type. Ranch homes, older homes near the university and newer condos in the north are separate markets.
  2. Confirm city limits. Ask the agent to check whether an address is in the City of Santa Clara or San Jose, since transfer taxes and permits differ.
  3. Read HOA documents with them. For condos and townhomes, ask what they look for in reserves, special assessments and litigation disclosures.
  4. Ask about older-home inspections. Ask which inspections they recommend for mid-century houses: sewer lateral, foundation, electrical and roof.
  5. Confirm school attendance with the district. Santa Clara addresses can fall in different school districts; ask how the agent verifies boundaries with the district itself.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Santa Clara questions we hear

Does the City of Santa Clara have a city transfer tax?

We did not find a city transfer tax in the city code, so a sale inside city limits would pay the county tax; confirm on your escrow estimate. Confirm the total on your escrow estimate, since San Jose next door has its own taxes.

What is the median home value in Santa Clara?

The Census estimates it at $1,648,300 (±$72,275) in the 2024 1-year survey. It blends condos and houses, so ask an agent for recent comparable sales.

Is this guide about the city or the county?

The city. For agents across Santa Clara County, see our county guide.

Why are none of these agents based in Santa Clara itself?

Several brokerages serve the city from San Jose, Saratoga and Los Gatos offices. The agents here are the ones whose profiles we opened that name Santa Clara and passed our license check.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
