Danville is an incorporated town of about 43,000 people in the San Ramon Valley of Contra Costa County, where most homes are owner-occupied and many sit on hillside or tree-lined lots. A Danville agent should be able to explain whether a parcel falls under the Town or the County, which permits a remodel or tree removal may need, and how a hillside location changes disclosures and insurance.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile that names Danville. We opened each agent’s brokerage profile and confirmed it names Danville or a Danville office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Danville is an owner-occupied market: about 85% of homes are lived in by their owners, and the Census Bureau’s 2020–2024 median owner-occupied value was close to $1.7 million. These are five-year survey figures, not current sale prices. To price a specific home, an agent should pull recent sales of similar homes in the same part of town.

Danville settings: Town limits, hillsides and nearby communities

A Danville mailing address does not always mean a property is inside the Town. The Town’s Permit Center asks applicants to confirm whether a site is within Town limits or under Contra Costa County, and the nearby unincorporated communities of Alamo, Blackhawk and Diablo follow County rules. Many Danville homes sit on slopes, where access, drainage and lot use matter; our guides to buying a hillside home in Danville and Danville home settings cover those questions. For more detail, see our Danville real estate guide.

Costs and rules specific to a Danville purchase

  • Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. The Recorder’s page lists separate city taxes only for El Cerrito and Richmond. On a $1,700,000 sale, the county tax is about $1,870. Who pays is negotiable; confirm the figure on your escrow estimate.
  • Town or County jurisdiction. Confirm whether the parcel is inside Town limits before planning work; the Permit Center explains the check. Projects may also need review by agencies such as the fire district and sanitary district, which the Town lists on its regional permitting agencies page.
  • Trees. Danville protects certain tree categories, and removing a protected tree can require a Tree Removal Permit. Ask before you plan a pool, addition or yard project.
  • Permit history. You can search address-based permit history without an account. Compare it with the seller’s disclosures; our Danville renovation records guide explains what to look for.
  • Fire hazard zones and AB 38. Hillside parts of the San Ramon Valley carry State Fire Marshal Fire Hazard Severity Zone designations. In High and Very High zones, sellers may need to provide AB 38 defensible space documentation.
  • Other hazards. The natural hazard disclosure report shows whether an address is in a mapped fault, landslide or flood zone.

How to vet a Danville agent

  1. Ask them to confirm Town or County jurisdiction. For any address, ask how they check whether the parcel is inside Town limits, since permits, planning and some fees depend on it.
  2. Ask about trees and remodel plans. If you plan to add a pool, an addition or a second unit, ask how they check tree protections and permit history before you remove contingencies.
  3. Ask how they handle hillside homes. Ask which inspections they usually recommend on sloped lots (drainage, retaining walls, geotechnical) and when they suggest getting insurance quotes.
  4. Ask for comparables from the same part of town. A hillside view home, a home in a planned community and a home near downtown should not be priced from the same sales.
  5. Ask about HOAs. Many Danville neighborhoods have homeowners associations; ask how they review HOA documents, fees and rules during escrow.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Danville questions we hear

Does Danville have its own transfer tax?

The Contra Costa County Clerk-Recorder’s transfer tax page lists city taxes only for El Cerrito and Richmond, so a Danville sale typically shows the county tax of $0.55 per $500. Confirm the figure on your escrow estimate.

Is every home with a Danville address inside the Town?

No. The Town’s Permit Center says a mailing address does not settle jurisdiction; some nearby parcels are under Contra Costa County. Check before you plan work or rely on Town rules.

Can I remove a tree on a Danville lot?

It depends on the tree. The Town protects certain categories, and removing one can require a Tree Removal Permit. Ask the Town before you commit to plans that depend on removal.

How do I check a Danville agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.

Should I interview more than one Danville agent?

Yes. Interview at least two or three, ask each for recent sales near the homes you are considering, and compare how they explain jurisdiction, permits and hillside questions for that address.
