Cobb is an unincorporated mountain community of about 800 people on Highway 175 in south Lake County, between Middletown and Kelseyville. Homes sit among pines and oaks on Cobb Mountain, often on acreage with private wells and septic systems, and buyers include full-time residents and second-home owners.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status with a current broker affiliation.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public profile that names Cobb. We opened each agent’s brokerage or listing-site profile and confirmed it names Cobb as a service area.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Cobb’s Census area is small, so its estimates carry wide margins of error. Even so, both its median owner-occupied value and its median household income are well above the Lake County figures from QuickFacts ($324,300 and $60,621). These are five-year survey figures, not current sale prices; ask an agent for recent sales of similar mountain properties.

Life on Cobb Mountain

Cobb has no city government; Lake County handles zoning and permits. The County’s plans page lists a Cobb Mountain area plan among its eight community plans. Properties range from cabins on small lots to homes on several acres, and many depend on private wells, springs or small water systems and on septic.

For more on the area, see our Cobb real estate guide.

Costs and rules specific to a Cobb purchase

  • Transfer tax. Cobb is unincorporated, and the Lake County Assessor-Recorder fee schedule lists the documentary transfer tax at $1.10 per $1,000: about $432 on a $392,400 sale. See our California transfer tax guide.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies. Ask about defensible space and any home-hardening work.
  • Wells, springs and septic. Order well-yield and water-quality tests and a septic inspection, and ask whether the water source is shared with neighbors.
  • Roads and access. Many parcels are on private or shared roads; ask for any road maintenance agreement.
  • Creek setbacks. The County’s Waterway combining district bars development within 30 feet of perennial streams and 20 feet of intermittent streams unless an exception is granted.
  • Short-term rentals. The County announced in July 2026 a committee to help draft short-term rental rules for the unincorporated area.

How to vet a Cobb agent

  1. Ask how many mountain properties they have sold. Wells, septic, slopes and road access shape value on Cobb Mountain.
  2. Get an insurance quote first. Ask which carriers are writing policies near the address and what defensible-space work they require.
  3. Order well, septic and roof inspections.
  4. Ask about road maintenance agreements on private roads.
  5. Ask for comparable sales, not Census figures. Cobb’s estimates have wide margins of error.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
