Best Realtors in Campbell, CA (2026 Guide)
By Matthew Martinez
Campbell is a Santa Clara County city of about 42,000 people, bordered by San Jose on most sides and by Los Gatos to the south. Its housing mixes ranch homes and older cottages on tree-lined streets near the downtown on Campbell Avenue with condos, townhomes and apartments along the main corridors and near the Pruneyard and the light rail line. The agents below work mostly from Los Gatos and Los Altos offices and name Campbell in their service areas, bios or sales.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Campbell. We opened each agent’s brokerage or MLS profile and confirmed it names Campbell, as a service area, in the bio, or in Campbell listings and sales.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Only about half of Campbell homes are owner-occupied, reflecting the city’s large stock of apartments and condos. The Census median of about $1.6 million mixes those condos with single-family homes, so ask agents for recent sales of the same property type in the same part of town.
Downtown, the creek trail and the corridors
- Downtown and nearby streets. Older cottages and bungalows sit close to the Campbell Avenue downtown, the light rail station and the Los Gatos Creek Trail.
- Ranch-home neighborhoods. Much of the city is mid-century single-family housing on flat lots, from the San Tomas area in the west to the streets near Los Gatos Creek in the east.
- Condos and townhomes. Multifamily communities line Hamilton, Winchester, Bascom and San Tomas Aquino and the area around the Pruneyard.
Because Campbell is surrounded by San Jose, some homes with a Campbell mailing address are in San Jose or unincorporated county pockets. For local topics, see our Campbell real estate guide, housing settings comparison, condo and townhome ownership costs and older home records and inspections pages.
Costs and rules specific to a Campbell purchase
- County transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 of value ($1.10 per $1,000): about $1,779 on a $1,617,000 sale. Our California transfer tax guide explains who usually pays.
- City transfer tax. We did not find a city transfer tax in the Campbell city code; confirm on your escrow estimate. Neighboring San Jose does levy one, including Measure E on higher-priced sales, so confirm on the title report that a "Campbell" address is actually inside city limits.
- HOA documents. Many Campbell condos and townhomes are in homeowners associations. Read the budget, reserve study and recent minutes before you remove contingencies.
- Hazard disclosures. The natural hazard disclosure report shows flood zones near Los Gatos and San Tomas Aquino creeks and the region’s earthquake hazards. Check the address on FEMA’s Flood Map Service Center if it is near a creek.
- Older homes. For mid-century houses, order a sewer lateral video inspection and compare permits with the house as built.

How to vet a Campbell agent
- Ask for sales in your property type. Downtown cottages, ranch homes and corridor condos are separate markets.
- Confirm city limits. Ask the agent to check whether a "Campbell" address is in the City of Campbell, San Jose or the county, since taxes and permits differ.
- Read HOA documents with them. For condos and townhomes, ask what they look for in reserves, special assessments and litigation disclosures.
- Ask about older-home inspections. Ask which inspections they recommend for mid-century houses: sewer lateral, foundation, electrical and roof.
- Ask how they handle competitive offers. Ask about pre-offer inspections, offer review dates and contingencies.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
Campbell questions we hear
Does Campbell have a city transfer tax?
We did not find a city transfer tax in the city code, so a sale inside city limits would pay the county tax of $1.10 per $1,000; confirm on your escrow estimate. San Jose, next door, has its own tax, so confirm the jurisdiction on your title report.
What is the median home value in Campbell?
The Census estimates the median owner-occupied value at $1,617,000 for 2020–2024. It blends condos and houses, so ask an agent for recent comparable sales.
Are all homes with a Campbell address in the City of Campbell?
No. Campbell is surrounded by San Jose, and some homes with a Campbell mailing address are in San Jose or unincorporated Santa Clara County. The title report shows the legal jurisdiction.
Why are most of these agents based in Los Gatos?
Several Peninsula and South Bay brokerages serve Campbell from Los Gatos offices a few miles south. The agents here are the ones whose profiles we opened that name Campbell and passed our license check.
