Camp Meeker is a small unincorporated community in the redwoods of western Sonoma County, just off the Bohemian Highway between Occidental and Monte Rio. Its narrow streets climb wooded canyons lined with cabins and older homes, many on small, steep lots, so fire safety, access and older-home condition come up on nearly every purchase. Few agents list Camp Meeker on a profile; the agents below are named on Camp Meeker listing records we opened or name Camp Meeker on their profiles.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage the agent represents.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Camp Meeker. We opened an MLSListings or Coldwell Banker listing record for a Camp Meeker property that names the agent, or a homes.com profile that names Camp Meeker as an area the agent works in.

We found five agents who met all three checks, fewer than in most of our guides. We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Camp Meeker area housing in numbers

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. The sample is small and margins of error are very wide; these figures describe Occidental, not Camp Meeker, and are not current sale prices.

Camp Meeker cabins on small lots often sell for far less than larger homes around Occidental. Ask agents for recent closed sales inside Camp Meeker itself and nearby Monte Rio.

Redwood cabins, steep lots and narrow roads

Camp Meeker began as a summer resort, and many homes started as cabins that were later enlarged or winterized. Lots are often small and steep, streets are narrow, and parking can be tight. Some homes sit on private or substandard roads. Because the community is unincorporated, Sonoma County handles zoning and building permits through Permit Sonoma. For more on the area, see our Camp Meeker real estate guide.

Costs and rules specific to a Camp Meeker purchase

  • Transfer tax. The Sonoma County Clerk-Recorder lists the county documentary transfer tax at $0.55 per $500 of value ($1.10 per $1,000). Only Santa Rosa and Petaluma add a city tax, so the county rate applies in unincorporated Camp Meeker. Our California transfer tax guide explains who usually pays.
  • Fire hazard zones and AB 38. Check the State Fire Marshal’s Fire Hazard Severity Zone maps for the address. In a High or Very High zone, sellers must provide defensible space documentation or an agreement for the buyer to obtain it; see our AB 38 guide. Get an insurance quote before you remove contingencies.
  • Vacation rentals. Permit Sonoma’s vacation rental page says a vacation rental needs a permit, a certified property manager, a Transient Occupancy Tax number and a license, that rentals are allowed only in certain zones, and that some areas fall in cap or exclusion combining districts. Check the County’s vacation rental map for the parcel before you count on rental income.
  • Permits on older cabins. Ask for the County permit history and compare it with the house as built, since many cabins were expanded over decades.
  • Water, sewer and septic. Ask who provides water and sewer service to the home, or for septic records where it has its own system.
  • Hazards. Read the natural hazard disclosure report for landslide and flood zones on steep and creekside lots.

How to vet a Camp Meeker agent

  1. Ask about Camp Meeker sales specifically. Ask how the agent prices small-lot cabins with few recent sales and which comparables they use.
  2. Ask about fire zones and insurance. Ask how they handle AB 38 documentation and when they get insurance quotes.
  3. Ask about permits. Ask how they check County permit history for additions and conversions.
  4. Ask about access and parking. Ask whether the road is County-maintained or private and whether there is a road maintenance agreement.
  5. If rental income matters, check the vacation rental map. Ask how they confirm a parcel’s zoning and any cap or exclusion district.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.

Camp Meeker questions we hear

Is Camp Meeker part of Occidental?

No. Camp Meeker is its own unincorporated community near Occidental. Both fall under Sonoma County rules.
