Byron is a small unincorporated farming community in far east Contra Costa County, near Discovery Bay and Brentwood, where many properties are rural homes on acreage rather than suburban lots. A Byron agent should be able to explain County jurisdiction, how well water, septic systems and private roads affect a sale and how to price a rural parcel when comparable sales are scarce.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile tied to the area. We did not find agent profiles that list Byron itself as a service area, so every agent below has a brokerage profile that names East Contra Costa County or Contra Costa County. The table shows what each profile names.

We did not rank agents, and we did not consider sales volume, reviews or awards. Because these profiles name the county rather than Byron, ask each agent directly about recent rural sales near Byron. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Byron housing in numbers

The Census Bureau’s QuickFacts tool did not return a profile for Byron when we checked in October 2026, so we have not published community-level figures here. Byron sales are few and vary widely by acreage, water source, improvements and agricultural use. Ask an agent for recent sales of rural parcels in the Byron area and nearby east county, and see our guide to Byron rural home comparable sales.

Byron settings: farmland, rural homes and the Delta edge

Byron sits among orchards, farmland and Delta waterways southeast of Brentwood and south of Discovery Bay. Because it is unincorporated, Contra Costa County handles planning and building permits. Rural parcels often rely on private wells and septic systems and may be reached by private or shared roads, so confirm each of those for the specific property. Our guides to Byron rural water and wastewater, private roads and site access, parcel jurisdiction and services and the Byron acreage ownership budget go into detail. See also our Byron real estate guide.

Costs and rules specific to a Byron purchase

  • Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. Byron is unincorporated, so no city transfer tax applies; the Recorder’s page lists city taxes only for El Cerrito and Richmond. On a $1,000,000 sale, the county tax is about $1,100. Who pays is negotiable; confirm the figure on your escrow estimate.
  • Urban limit line and County zoning. Contra Costa County’s urban limit line, set by Measure C (1990) and explained on the Envision Contra Costa page, restricts where urban uses can be designated. If you hope to split a parcel or add homes, confirm zoning and the line’s status with the County first.
  • Wells and septic. Ask for well production and water quality tests and a septic inspection; see our rural water and wastewater guide.
  • Roads and access. Confirm whether the road is private, who maintains it and whether a recorded maintenance agreement exists; see our private roads guide.
  • Flood and other hazards. The natural hazard disclosure report shows mapped flood, fault and fire zones for the address. Get insurance quotes early.

How to vet a Byron agent

  1. Ask how many rural sales they have handled near Byron. Profiles above name the county, not Byron, so ask each agent for recent acreage and rural-home sales they handled in the area.
  2. Ask how they handle wells and septic. Ask which tests and inspections they recommend and when in escrow they schedule them.
  3. Ask how they confirm access and easements. Ask how they check recorded road rights and maintenance agreements.
  4. Ask about zoning and agricultural use. If you plan to farm, keep animals or build, ask how they confirm County zoning and any agricultural restrictions.
  5. Ask how they price a parcel with few comparables. Ask which sales they would use and how they adjust for acreage, water and improvements.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Byron questions we hear

Is Byron a city?

No. Byron is an unincorporated community in Contra Costa County, so County rules apply for planning and building permits.

Does Byron have its own transfer tax?

No city tax applies because Byron is unincorporated. A sale typically shows the county tax of $0.55 per $500, according to the Contra Costa County Clerk-Recorder. Confirm the figure on your escrow estimate.

Can I split my Byron parcel?

It depends on County zoning, parcel size and the urban limit line. Check with Contra Costa County planning before you buy with that plan; the Envision Contra Costa page explains the urban limit line.

How do I check a Byron agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.

Should I interview more than one agent for a Byron property?

Yes. Interview at least two or three, ask each for recent rural sales nearby, and compare how they explain wells, septic, access and zoning for that parcel.
