Southeast development and ownership review

This workbook is for a buyer comparing an existing home while a surrounding area has a strong planning or redevelopment narrative. It also helps sellers describe the current offering without turning proposals into included amenities.

Use four evidence folders

  1. Current property: title form, governing documents, supported accommodation and rights.
  2. Current building: financial information, services, substantial work and condition evidence.
  3. Public project: exact site, applicable plan, approval or implementation document and date.
  4. Marketing: renderings, general descriptions and unverified expectations.

Keep a document in the folder matching what it actually establishes. A master-plan rendering does not become a private right, and an adopted plan does not become a promised construction date.

Identify the exact geography

The Central Waterfront plan distinguishes its area from Mission Bay and Showplace Square/Potrero. OCII’s project-area page provides another official route into redevelopment information. For the subject property and a neighboring proposal, use the property map to identify the relevant parcel and records leads.

Claim Evidence needed Limit to preserve
This unit includes parking Actual property or governing documents Nearby spaces or typical building practice do not establish the right
This open interior permits an intended use Current use records and appropriate advice Layout does not establish approval
A nearby amenity is coming Current project-stage information Approval is not completion
This charge covers a service Current financial and governing information Different projects may have different obligations
An outlook will remain Evidence specific to the claim Current appearance is not a universal protection

Evaluate the current home first

Write a decision under today’s conditions. Does the residence meet your needs with the rights and obligations currently documented? Only then add possible future scenarios. Keep any scenario’s effect qualitative unless you have a defensible, current basis for a numerical assumption.

Escalate the material unknown

If a use, technical issue, funding obligation or proposed change is essential, identify the person or agency qualified to resolve it and the exact question. A brokerage guide should organize that review, not replace it with an unsupported assurance.

For sellers

Use the correct stage language: proposed, approved, under implementation or completed, as supported. Link to the official source and make clear what is actually included in the sale. A precise present-tense offering can be more persuasive than an ambitious future narrative.
