Northside home maintenance comparison

“Updated” can describe a new finish, replacement equipment or extensive building work. Those are different findings. This workbook helps a buyer or seller make the improvement history specific enough to support a property comparison.

Classify the claim

For every meaningful improvement, record the component, date if supported, stated scope and available evidence. Keep unit work and building work separate. A remodeled kitchen does not establish the condition of a roof; work to one structural element does not certify every part of the building.

Improvement category Useful evidence Limit to preserve
Finish work Scope, invoice or seller description Does not describe hidden assemblies
Equipment replacement Item, installation record and relevant documentation Does not resolve unrelated systems
Exterior or roof work Defined area, scope and available completion evidence Repair and full replacement differ
Structural work Professional documents and relevant records Use the documented scope, not a blanket safety claim
Site work Location, purpose and work records Does not establish every area of the lot

Ask what the records answer

Use the SF property map to locate relevant entries and request the underlying documents where material. Match the record to the actual feature and distinguish an application from completed work. DBI’s 3R information describes the report’s building-permit scope and exclusions; the report should be read for that purpose rather than as a complete inspection.

Add present condition

The work history and current inspection answer different questions. Record the inspector’s observations and any inaccessible areas. If a technical question remains, identify the appropriate professional and the exact issue to evaluate. Avoid turning either the existence or absence of a record into an unsupported diagnosis.

Identify the ownership obligation

For a shared building, establish who controls and funds the component through the actual governing documents. For a whole residence, consider access for future work and the practical scope of the grounds. Two homes with similar finishes may leave the buyer with different responsibilities outside the photographed interior.

Compare the finalists

Write one supported strength, one known remaining obligation and one unresolved material question for each home. Do not cancel a condition question with a prestige-oriented location description. Resolve or price the question on its own evidence, with appropriate advice where needed.

For sellers

Use precise improvement language and make documents easy to match to the current property. Clear scope is more persuasive than a broad assurance that buyers cannot verify.
