What matters when valuing property in San Diego
A City of San Diego valuation starts with the community planning area, property type and the overlays that apply to the parcel. A beach-area duplex under the coastal height limit, a canyon-rim house on the city’s Very High fire map and a downtown condominium are different markets even when the mailing name is the same. Comparable sales should come from settings that share those rules, and the review should record which permits, licenses and documents actually exist.
Coastal Zone and height limits
Properties in the Coastal Overlay Zone may need a Coastal Development Permit for additions or ADUs, and land between I-5 and the ocean generally carries a 30-foot height limit. Comparing a coastal parcel to an inland sale without noting those limits can overstate what a buyer can add.
Permits, ADUs and rental status
A permitted ADU, an unpermitted conversion and a garage are not equivalent, and short-term rental licenses do not transfer with a sale. The analysis records what the city’s permit records show and treats rental income claims as something the buyer must verify.
Fire map, airport and transit setting
The city’s 2025 fire hazard map, airport influence areas and Trolley-area parking rules all affect what future owners can build and what they will pay to insure. Comparable sales are selected from properties with a similar setting rather than adjusted from citywide averages.

How the valuation conversation works
1. Understand the property
We start with your address, property type, approximate size and the improvements you tell us about. Where a detail is uncertain, we identify the records or follow-up needed before relying on it.
2. Build the comparison
We consider relevant closed sales and current competition. Location, ownership type, condition, usable space and sale timing help explain why one property is a more useful comparison than another.
3. Discuss the range
We explain the evidence, assumptions and limits behind a market range. If a visit, specialist input or additional documents would change confidence in the estimate, we discuss that next step.
Questions about your San Diego valuation
How do you choose comparable properties in San Diego?
The comparison starts with the actual address in San Diego, then narrows to relevant nearby sales and similar property and ownership types. A place name alone does not establish that two properties are comparable.
Is this an instant home estimate or a formal appraisal?
No. This form requests a broker comparative market analysis. Automated estimates organize available data, while a broker review can consider details those tools miss. A lender, court or tax matter may require a qualified appraiser and a separately defined assignment.
Can you review a condo, land, vineyard or investment property?
Tell us the property type and intended use of the analysis. A condo requires the correct ownership and association comparison. Land and agricultural or income property need different evidence from a standard house. We will discuss scope and whether additional specialist work is needed.
What information should I provide?
The full address or parcel number, your name and email are the starting point. Helpful optional details include approximate size, recent improvements, known condition issues and your possible selling timeline. Please do not send identification documents, account numbers or sensitive financial records through the form.
Is my property-tax assessed value the same as market value?
Not necessarily. An assessment serves the property-tax system and can reflect rules that differ from a current sale comparison. A broker market analysis considers the subject property and relevant market evidence rather than treating the tax figure as its likely sale price.
Does requesting a valuation commit me to listing?
No. Sending this request asks us to contact you about the property. Brokerage representation, compensation and any listing instructions require a separate discussion and the appropriate written agreement. Review the iHomefinder form’s contact choices before submitting; the marketing text checkbox is a separate choice.
Ready to understand the comparison?
Start with the address and your goal. We can discuss what is known, what needs checking and how the evidence relates to your next decision.
