San Diego County Condos for Sale
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
San Diego County’s condos and townhomes are concentrated in the City of San Diego and the cities along the coast, the Trolley lines and the I-5, I-8 and I-15 corridors, with far fewer in the unincorporated backcountry. The rules that matter most are the HOA disclosure package the seller owes you under Civil Code 4525 and your lender’s approval of the project. If rental income is part of your plan, check both the CC&Rs and the city’s short-term rental code, because the 18 cities treat short stays very differently.

Where to look in San Diego County
Start with jurisdiction: 18 cities set their own zoning and rental rules, and the County governs the unincorporated area. Our San Diego County real estate page gives the overview, the San Diego County where-to-live guide compares places by transit, water agency and rental rules. Check the parcel’s jurisdiction before you rely on any city rule.
- City of San Diego. The county’s widest mix of condos and townhomes, served by the Trolley’s Blue, Orange and Green lines and the COASTER. See San Diego real estate and our San Diego condo and townhome ownership costs guide for dues, tax-bill lines and records.
- North County coast. Carlsbad real estate, Oceanside real estate and Encinitas real estate include coastal condo communities. NCTD’s COASTER stops in all three on its way to downtown San Diego. Parcels near the shore may be in the Coastal Zone; see coastal zone property records.
- Coronado. Coronado real estate includes in-town condos; note its 26-day minimum rental rule (below).
- East County. El Cajon real estate, La Mesa real estate and Lemon Grove real estate sit on the Trolley corridor. City guides: El Cajon condo and townhome costs, La Mesa condo and townhome costs and Lemon Grove condo and townhome costs.
- South Bay. Chula Vista real estate and National City real estate are on the Trolley’s Blue Line; see also National City condo and townhome costs.
What to check before you buy
The HOA package
Civil Code 4525 lists what a resale seller must deliver: the CC&Rs, bylaws and rules; the annual budget report and reserve disclosures; a statement of assessments and any approved special assessment; notices of violations or construction defects; any rental restrictions; the most recent balcony inspection report; and, if you ask, a year of board minutes. Our HOA documents guide walks through each item and how to read the reserve disclosures.
Lender approval for the project
FHA insures condo loans in approved projects and, through Single-Unit Approval, in some projects that aren’t approved (HUD). VA-backed purchase loans can be used for a condo in a VA-approved project (VA); VA buyers should have their lender check the project’s status at the start of escrow, since approval is project-wide. Conventional lenders apply Fannie Mae or Freddie Mac project standards, and pending HOA litigation, heavy commercial space, hotel-style rental programs or unfunded critical repairs can make a project ineligible. Our buying a condo in California guide and VA home loans guide explain each program.
Balconies, decks and stairways
Under Civil Code 5551, the SB 326 rule, condo associations must have a licensed engineer or architect inspect a random sample of wood-supported balconies, decks, stairways, walkways and railings more than six feet above ground. The first inspection was due by January 1, 2025, with repeats at least every nine years; buildings permitted on or after January 1, 2020 get their first inspection within six years after the certificate of occupancy. The latest report is part of the 4525 package. Compare its repair recommendations with the reserves and any special assessment notice. Apartment buildings fall under a different law; see SB 721 balcony inspections.
Tax-bill lines
Community Facilities District (Mello-Roos) taxes appear on the county tax bill as a CFD line with the district’s phone number, and the County only collects them (Auditor and Controller FAQ). Newer townhome communities can carry these lines, so compare the actual bill for each unit; our home ownership cost comparison shows what to request. Plan for a supplemental tax bill after closing.
Master insurance and your own policy
The association’s master policy covers what the CC&Rs make the association responsible for. Your unit policy, usually an HO-6, covers what’s left to you: often interior finishes, improvements, belongings, liability and loss assessments. Civil Code 5300 requires the budget report to summarize the association’s property, liability, earthquake, flood and fidelity coverage, with limits and deductibles, so you can see what the building carries before you shop for your own policy. Note the deductibles and whether the CC&Rs pass them to owners after a loss. For complexes near wildland edges, start quotes early; our wildfire insurance access guide explains what insurers ask for.
Short-term rentals and HOA rental rules
The HOA comes first. Civil Code 4741 bars an association from prohibiting rentals or capping them below 25% of units, but it allows a ban on rentals of 30 days or less. A city license doesn’t override CC&Rs.
City of San Diego. Rentals of less than a month need a short-term residential occupancy license (City Treasurer):
| Tier | What it covers | Cap |
|---|---|---|
| Tier 1 | Part-time, 20 days a year or fewer | Unlimited |
| Tier 2 | Home sharing, host lives on site | Unlimited |
| Tier 3 | Whole home, outside Mission Beach; two-night minimum | 1% of housing units outside Mission Beach |
| Tier 4 | Whole home, Mission Beach; two-night minimum | 30% of Mission Beach housing units |
As of the city’s October 23, 2026 update, 807 Tier 3 licenses remained and Tier 4 had none. Licenses don’t transfer to a new owner or another unit, and a host may hold only one. Check the current count before you count on whole-home income.
Carlsbad. Short-term vacation rentals may operate only in the Coastal Zone and the La Costa Resort and Spa Master Plan area, with an annual permit and business license. In an HOA property, the city allows them only when the CC&Rs permit stays under 30 days, and the city doesn’t enforce CC&Rs itself (City of Carlsbad).
Coronado. Short-term vacation rentals are prohibited in residential zones; a rental must last at least 26 consecutive days (City of Coronado).
Other cities’ rules weren’t verified for this page; confirm with the city before you buy.
Transfer tax. The county recorder collects $0.55 per $500 of value. Its page lists no separate city tax; confirm with escrow. See California transfer tax.
Questions people ask
Where are most condos in San Diego County?
In the City of San Diego and in the coastal, Trolley-corridor and freeway-corridor cities such as Carlsbad, Oceanside, La Mesa, El Cajon, Chula Vista and National City. The unincorporated backcountry has few.
Can I buy a condo in San Diego and rent it short term?
Only if the CC&Rs allow stays under 30 days and you get a city license. Whole-home Tier 3 licenses are capped, and none were left for Mission Beach at the city’s October 2026 update.
Can my HOA stop me from renting my condo?
It can ban rentals of 30 days or less, but Civil Code 4741 prevents it from prohibiting longer rentals or capping them below 25% of units.
Are vacation rentals allowed in Carlsbad condos?
Only in the Coastal Zone or the La Costa Resort area, with a city permit, and only where the CC&Rs allow stays under 30 days.
How do I know whether a condo is VA- or FHA-approved?
The HOA budget report must say. Check HUD’s FHA condo search, and have a VA lender confirm VA status early in escrow.
What is the SB 326 balcony inspection?
A Civil Code 5551 requirement that condo associations have wood-supported balconies, decks and stairways inspected at least every nine years. The seller’s HOA package includes the latest report.
Is there a city transfer tax in San Diego County?
The county recorder’s page lists only the county tax of $0.55 per $500. Confirm for your city with escrow.
