North Waterfront, San Francisco, CA Homes for Sale & Real Estate
North Waterfront real estate and property decisions
North Waterfront property decisions should distinguish the public waterfront setting from the actual unit and building. The City’s northeastern waterfront plan is planning context, not a guarantee about outlook, access or the rights included in a residential sale.

Compare orientation and exterior obligations
Observe the unit’s outlook from the rooms you will use and note nearby obstructions or common areas. Then identify who maintains windows, exterior walls, decks and other exposed components. Review current building information about significant work rather than assuming an attractive exterior has no remaining obligations.
For water-related questions, use parcel-specific information. The SFPUC flood-map information addresses stormwater risk; it should not be treated as a map of every possible coastal or other water hazard. Ask for the evidence relevant to the actual issue.
Buying
Compare recurring expenses, reserves and included services with the unit’s usable plan. Establish parking and storage rights. If an exterior project or assessment is discussed, identify its scope, funding and current status rather than substituting an unsupported estimate.
Selling
Provide a precise description of orientation and private rights, plus current shared-building documents. Distinguish completed exterior work from plans under discussion. Avoid implying that nearby public waterfront space is a private amenity included with the sale.
A useful decision sheet
Keep the unit’s benefits, the building’s obligations and address-specific environmental questions in separate columns. This prevents a compelling setting from masking an unanswered ownership cost.
