Comparing East Garrison Homes: House, Lot and Public Versus Private Responsibilities

Comparing East Garrison homes starts with the property the buyer will actually occupy, not a development name or an original floor plan. Three public references illustrate the point: 13102 Chamberlain Avenue and 18470 Mc Clellan Circle report nearly identical house sizes, while 18587 Mc Clellan Circle offers a different room configuration. Their lot fields, construction years and transaction statuses also differ. Those distinctions create specific research questions before photographs or an asking-price comparison can settle which home best fits a household.

This article deepens the East Garrison property guide with an original address-based evidence comparison. Research was checked October 26, 2026. The examples are limited published factual references, not inspected properties or verified current offers. No private governing documents, survey, route measurements or complete ownership file were supplied. The comparison therefore identifies differences to investigate and the records needed to interpret them, rather than ranking the homes for an imagined buyer.

Establish the community’s actual public authority

East Garrison’s County GIS community code identifies County jurisdiction, and the current LAFCO discussion describes an unincorporated community. Some property publications use Marina as the city label, while others use East Garrison. That inconsistency should prompt a parcel check, not an assumption that the City of Marina’s permitting procedures govern every address. Start with the APN and legal description and confirm the actual County record for the selected home.

LAFCO’s discussion of part of East Garrison within Marina’s sphere of influence does not make that area an incorporated City neighborhood. A sphere concerns potential future service and boundary planning; it does not substitute for the present parcel jurisdiction. Keep the County’s building and planning route separate from any mailing label. A buyer comparing an East Garrison home with a home inside Marina should investigate each under its actual authority.

Compare three real configurations before choosing a setting

The primary published Chamberlain record reports a 2015 single-family residence with 1714 square feet, three bedrooms, two bathrooms and a 4792-square-foot lot. The 18470 Mc Clellan record reports a 2015 single-family home with 1716 square feet, the same bedroom and bathroom counts and a 4000-square-foot lot field. Both report two garage spaces. These are useful near-matched residential references, but they do not establish identical interior layouts, light, privacy or condition.

The 18587 Mc Clellan reference reports 1866 square feet, four bedrooms, three bathrooms, a 4792-square-foot lot and a 2014 construction year. It is an asking property in the reviewed publisher version, not a closed sale to blend into the other two transaction prices. A household needing a fourth bedroom may investigate this configuration differently from one seeking a simpler three-bedroom plan. The published room count still needs comparison with the actual layout and available records.

The lot-size fields require care as well. The 18470 Mc Clellan primary record reports 4000 square feet, while a secondary assessor display reports 3920. This research does not resolve the discrepancy. Before treating either as a measured yard advantage, obtain the parcel and boundary evidence and identify what land the owner actually controls. A nominal lot area is not the same as usable private outdoor space, particularly where buildings, access and shared areas shape the site.

Inspect the lot’s function, not just its area

During a permitted visit, trace the actual path from arrival to garage, entry and outdoor areas. Identify which spaces are private, shared or subject to access restrictions. Check where deliveries, refuse collection and routine maintenance occur. These are prospective observations for the buyer and qualified inspectors; this article has not visited the examples. The goal is to compare daily operation rather than infer it from a parcel figure or the apparent width of a photographed street.

Choose the destinations that matter to the household and test the actual route at relevant times. Employment, appointments, shopping and recreation may lead in different directions, so a generic statement about proximity is not a travel-time finding. Record the route and date of the observation, including the return journey and any access constraints. Keep future planned amenities separate from destinations that are currently open and usable.

Separate the public district from private ownership duties

The County maintains a current East Garrison Community Services District page with public meetings, financial-report routes and agreements. That public body is distinct from a private homeowners association. A public park or district maintenance program does not establish the association’s private repair responsibilities, and an association payment does not prove that all public service or facilities charges are included. Request the actual tax bill and governing documents for the property under consideration.

The same 195 monthly association field appears in the three primary references. It is a dated published amount, not proof of current adopted dues, identical insurance arrangements or an absence of other charges. Review the applicable association’s budget, financial information, minutes, insurance evidence and responsibility boundaries. If more than one association applies, identify each by name and document which charge and maintenance task belongs to which body.

Resident-run East Garrison resources can help identify questions and document routes, but their older manager information differs from a newer 2026 portal announcement. Verify current contacts and request the applicable documents rather than treating an older community post as the governing source. No private portal was accessed for this research. The actual association packet should control the ownership analysis, with questions directed to the responsible manager or qualified adviser.

Distinguish an occupied house from future development

The County’s project library identifies the 2024 East Garrison Specific Plan amendment and links later parking-study material. Those records concern development and infrastructure at a broader scale. They do not prove that a particular home has a completed alteration, a dedicated parking entitlement or an amenity promised in an earlier plan. A buyer should locate the selected home relative to the relevant project area and read the applicable approved documents.

The 2026 extension report provides another reason to preserve document stages. Its staff recommendation concerns the final-phase map and combined development permit, while a later County agreement item describes the project as extended. Neither source is a substitute for the final operative permit decision when that is the question being answered. This article makes no completion or current expiration finding about that phase. Future construction and present household use remain separate comparison topics.

Check what a similar plan leaves out

The two nearly equal house-size references are a useful test of the comparison method. A household may find that the placement of entries, circulation, garage access or outdoor space matters more than a two-square-foot published difference. Record those findings from the actual visit and available plans. Do not convert the tiny reported area gap into a meaningful physical distinction before measurements and layout have been reviewed.

The larger-room alternative needs the same discipline. More bedrooms and bathrooms may serve a particular household, but the distribution of those rooms can determine whether the configuration works. Compare the actual daily routine, including visitors, work and maintenance access, rather than ranking the home by total rooms alone. Keep the finding tied to the buyer’s stated needs so the comparison remains useful if another candidate enters the search.

Finish with a household-specific evidence sheet

Use one sheet per candidate showing required accommodation, actual outdoor utility, parking operation, maintenance boundaries, public charges and proposed changes. Add the relevant County permits, utility account and association evidence as they become available. Mark an unverified claim separately from a documented feature. This approach lets a household explain why one home fits better even where the original floor plans or published monthly association fields look similar.

Return to the Monterey County guide for wider location comparisons and the buying-process guide for investigation sequencing. The useful East Garrison comparison is the completed residence and its real obligations, supported by current records and inspection. Community identity helps organize the search; the selected property’s evidence determines what the buyer can responsibly rely on.
