Comparing Comptche Homes With Land: Forest, Valley and Infrastructure Evidence

A Comptche home with land can combine residential utility, forested acreage, private infrastructure and an agricultural identity that applies only to part of the valley. Before using another sale as a comparison, establish which of those facts actually match. Similar acreage and a shared community name can describe very different legal and physical packages.

This guide develops the valuation questions in our Comptche overview. No permissioned closed-sale dataset or broker-authored adjustment analysis was available. It therefore provides a locally researched comparison screen and original unpriced worksheet. It does not invent transactions, assign dollar adjustments or claim an opinion of value; those steps require verified data and qualified review.

Define the residential offering before searching prices

Identify the legal parcels and interests included in the proposed sale. Separate the house, outbuildings, access, source facilities and any timber or agricultural operation. If a transaction includes equipment or business interests, state that explicitly. A sale price cannot be interpreted reliably when important pieces of the transaction package remain unexplained.

Describe the existing residence using documented information and appropriate condition evidence. Keep apparent living space, permitted residential area and outbuildings distinct. A useful structure may contribute to the property’s appeal without being equivalent to a second dwelling. A comparable-property description needs to preserve that difference before anyone reasons from its price.

Write the valuation question and date. Pricing today’s existing home differs from evaluating the property after an imagined conversion or major improvement. If the assignment depends on a proposed future use, identify that assumption and the evidence still required. An appealing plan should not silently become a feature already offered by the house.

Read the Comptche appellation boundary accurately

The federal Comptche viticultural-area regulation defines a specific area using a named topographic map, local roads, waterways and elevation contours. Its boundary is more precise than the community’s mailing identity. Verify actual parcel location before treating appellation membership as a shared feature of two properties.

The rule also expressly excludes the Comptche area from the surrounding North Coast appellation. That is a useful warning against assuming nested regional labels always work the same way. State the verified designation accurately. Its legal wine-geography role does not establish a residential price premium, vineyard performance or permission to undertake a new agricultural project.

The 2024 federal establishment record describes the low valley in relation to surrounding forested ridges and discusses local soils and climate. This supplies research context for comparing land characteristics. It does not establish conditions at an unexamined homesite or provide a method for translating acreage into residential value.

Where vines or agricultural potential are central to the offering, obtain the relevant specialist evidence. Distinguish an existing documented improvement from unplanted ground and the buyer’s hoped-for use. Do not import production assumptions from another valley property merely because it shares a regional label. A home comparison and an agricultural operating analysis may require different expertise.

Separate forested appearance from actual timberland status

Confirm zoning and recorded restrictions for the subject and proposed comparables. The state timberland provisions distinguish timber production, compatible uses and processes affecting the zone. These are material research questions in Comptche. They should not be reduced to an assumption that all trees indicate TPZ or that a residence makes the designation irrelevant.

A useful actual public example is the county-filed AG 2019-0175 diagram. It identifies a TPZ context and depicts house and infrastructure features separately. Read it as a demonstration of information categories, rather than proof of current condition or every approval. Obtain the operative decisions and current property evidence before using the features in a priced comparison.

For a subject with timberland status, ask the appropriate reviewer how the designation affects the actual existing and proposed uses. Do not assume conversion, a land division or additional residential development will be readily available. A comparison premised on those possibilities needs separate supporting evidence; the number of acres alone cannot resolve them.

Also distinguish assessed value from market evidence. The state timberland grading rule describes a use-based assessment framework for qualifying land. A figure produced under that framework is not automatically a sale-price estimate. Ask the professional to explain the relevance and limits of any tax record used in the analysis.

Describe what the land contributes to residential use

Use the county GIS Hub and actual property documents to organize the homesite, maintained grounds, forested areas, agricultural improvements and access. Where boundaries or physical characteristics materially affect the decision, obtain appropriate survey or specialist review. A map is a research layer, not a substitute for every conclusion drawn from it.

Consider how buyers might use or appreciate each area, while separating those observations from unsupported price adjustments. Privacy, working ground and convenient access can contribute in different ways. Additional forested acreage is neither automatically worth a fixed amount per acre nor automatically without residential benefit. The appropriate question is how the verified package competes in the actual market.

Avoid double-counting. A wooded slope may provide privacy, contain an access corridor and carry a recorded restriction at the same time. Those descriptions can overlap. An adjustment grid should not assign separate dollar effects to each label without explaining their relationship and market support. Clear property description comes before arithmetic.

Original Comptche comparison-category worksheet

Sources checked October 25, 2026. This is an evidence screen before a priced analysis, with no claimed sales sample or professional valuation.

Comparison category Local anchor or property evidence What must match or be explained Unsupported shortcut to avoid
Appellation geography Defined Comptche boundary and North Coast exclusion Actual parcel location and relevance to the offering Every Comptche address carries the same designation or premium
Land status Current zoning, recorded rights and qualified interpretation Existing permitted use versus proposed conversion Wooded acreage is freely convertible residential land
Tax record Timberland grading framework and actual roll Assessment purpose versus market evidence Assessed land value equals sale value
Residence and structures Actual approvals, completion records and condition reports Documented residential use and useful outbuilding features Similar photographs mean equal authorized living area
Water, wastewater and access Actual files, rights, maintenance and current scoped findings Present utility and obligations at the relevant date A diagram or nearby public project proves complete service/condition
Closed transactions Verified permissioned data to obtain Competitive market, dates, transaction package and supported differences Invented sales or standard percentage adjustments

Match infrastructure and access at the relevant date

Identify the actual source, storage and household supply arrangement, together with wastewater layout and duties. The county’s current Environmental Health resources provide research routes, while current specialist reports must address the specific installation. Two homes described as having wells can involve substantially different rights, equipment and documented use.

Do the same for access. Trace the legal route, shared maintenance obligations and current condition questions. A public project on Comptche Ukiah Road does not certify the private driveway or crossing serving a comparable home. Explain material factual differences before considering whether actual sales support an adjustment.

Reconstruct comparable facts as of the transaction rather than inserting today’s arrangement into yesterday’s sale. Later repairs, approvals or equipment changes can alter what a current buyer sees. Preserve the dates of the information. A price inference becomes unreliable if its underlying feature description changed after the sale being analyzed.

Build a transparent sample when sales become available

Obtain lawful access to verified closed transactions and define the search period, area and property type. Disclose sample size and exclusions. Keep asking prices and pending offerings distinct from completed sales. A market description should show how the evidence was selected rather than presenting a few attractive examples as a complete local dataset.

Fannie Mae’s comparable-sales guidance discusses relevant physical and legal characteristics and explained use of competing market areas. That offers appraisal context for the selection question. It does not certify a particular Comptche transaction, determine a local adjustment or eliminate the need for assignment-specific professional judgment.

If a search extends beyond Comptche because strong evidence is scarce, explain why the candidates compete and what differences remain. A coastal village, another rural valley and an inland residential setting can involve different travel, services and land use. Broaden the evidence deliberately rather than stretching a place name to make unlike properties appear equivalent.

Support numerical adjustments with appropriate market evidence and disclose uncertainty. A repair estimate can inform the analysis without automatically equaling buyer reaction or market value. Where no support exists, identify the limitation instead of inserting a standard percentage. The present worksheet remains unpriced until suitable data and professional review are available.

Use our selling process guide to assemble the source file and the Mendocino County overview for context. A sound Comptche comparison identifies the actual residence, land status, infrastructure and rights first, then shows how verified transactions support the conclusion.
