What Does a Bodega Bay Home Cost to Own? Insurance, Maintenance and Utilities

A Bodega Bay ownership budget needs to distinguish the cost of keeping an account active from the cost of using the property. Water consumption can vary, while fixed utility charges continue under the applicable tariff. Repairs, insurance and association obligations need their own property-specific evidence. A household comparing a year-round residence with a home used less often should therefore begin with the actual provider, meter, account class and physical maintenance responsibilities.

The Bodega Bay guide introduces local housing choices. This article develops a dated utility illustration and a method for completing the rest of the annual ledger. No actual property bills, insurance quotations or contractor estimates were supplied. The calculated subtotals below are hypothetical usage scenarios within a stated Bodega Bay Public Utility District account setup, not complete ownership costs for two homes.

Verify the service account before applying a rate

Use the District’s boundary-map gateway and actual account records to confirm service. A Bodega Bay mailing address does not independently establish the provider or physical connection. Obtain the meter size, billing period, account classification and any separate services or adjustments. If the candidate uses a private system or another provider, replace this illustration with the appropriate documented costs rather than importing the District’s tariff.

The District’s August and September 2026 customer notices describe the rate increase approved at its June 19, 2024 meeting. Use the adopted instruments and current billing confirmation together. An old study labeled proposed is useful background, but the current charge should be traced to the governing schedule and actual account. This prevents an attractive-looking comparison from depending on a proposal that was never verified as applicable.

Separate included water from additional consumption

The District’s currently posted Ordinance No. 40 compilation gives a July 1, 2026 to June 30, 2027 fixed two-month charge of $86.54 for a five-eighths- or three-quarter-inch meter, with eight HCF included and additional HCF at $11.11. The model assumes that qualifying setup throughout. HCF means one hundred cubic feet, approximately 748 gallons. No larger-meter allowance or other account class is assumed.

The included-use structure changes the interpretation of conservation savings. In this illustration, reducing use from twelve HCF to eight removes four charged units in each two-month period. Reducing use below the included allowance does not remove the fixed charge. That does not make water saving unimportant; it explains which part of this specific bill changes in the calculation. Confirm actual readings and the account’s applicable terms before using a consumption history to forecast spending.

Do not treat the seller’s annual average as a complete description of the buyer’s intended use. Request the billing periods and readings behind it. A vacant period, unusual repair or change in occupancy may affect the comparison, and seasonal use may not be evenly distributed. Keep the intended consumption assumption visible beside the subtotal so it can be revised without rebuilding the entire ledger.

Include the separate sewer capital component

The posted Ordinance No. 190 compilation lists the July 2026 single-family sewer charge of $141.47 per two-month period. It separately identifies a $30.31 single-family capital surcharge per connection associated with the sewer rehabilitation project. The illustration includes both and assumes they apply to the account. Confirm the actual class, current surcharge and any additional components with the District before adopting the model.

Keeping the surcharge visible matters because a summary of the base charge can look like the full sewer bill. Conversely, a seller’s bill may already combine the components. Reconcile the actual statement line by line before adding amounts to the annual total. The presence of a recurring sewer charge also does not establish that every private pipe repair is funded by the District; investigate private-system responsibility separately.

Original Bodega Bay annual utility sensitivity model

Hypothetical qualifying single-family account with five-eighths- or three-quarter-inch water meter; six identical two-month periods at July 2026 rates
Component 8 HCF per period 12 HCF per period
Fixed water charge, including 8 HCF $86.54 $86.54
Additional water $0 4 × $11.11 = $44.44
Single-family sewer charge $141.47 $141.47
Sewer capital surcharge $30.31 $30.31
Two-month subtotal $258.32 $302.76
Annualized subtotal $1,549.92 $1,816.56
Annual usage-driven difference $266.64; excludes all nonmodeled ownership costs

Complete the actual candidate ledger before comparing homes
Category Evidence required Treatment
Tax and assessments Actual bill, buyer-specific projection and charge confirmation. Avoid adding a component twice when included in another total.
Insurance Actual policy quotation and terms. Compare limits and deductibles alongside premium.
Private capital work Ownership documents, inspection and scoped quotation. Separate one-time work from recurring service and personal saving.

Build maintenance from the actual components

List the roof, exterior finishes, decks, drains, access structures and other components actually present. Obtain inspection findings and identify the recommended maintenance or further investigation. A coastal location alone does not supply a repair schedule or price. The budget should state the materials, access requirements and documented condition that make a recommendation relevant to this residence, instead of attaching a generic allowance to the place name.

For a quoted project, ask what the scope includes: investigation, design where needed, applicable permissions, staging, the physical work and restoration. Two prices cannot be compared reliably if one concerns surface treatment and the other includes underlying repair. Keep any unresolved scope visible. Do not convert an inspector’s recommendation for further evaluation into an unsupported construction estimate merely to complete a spreadsheet.

Coastal review also affects planning for improvements. The County’s February 2025 Local Coastal Plan adoption notice provides the relevant policy chronology. Ask Permit Sonoma which current process applies to the actual project before assuming a particular permit cost or start date. This article does not assign a universal coastal surcharge or promise an exemption for maintenance.

Keep association and insurance evidence property specific

If an association applies, annualize its verified regular dues and separately list adopted special assessments and owner-paid obligations. Obtain current documents and any material updates. Describe included services without adding their estimated value again to the total dues. A shared maintenance arrangement changes who organizes and funds the work; it does not prove that the candidate has no private responsibilities or that every future capital project is funded.

For insurance, obtain an actual quotation using the candidate’s features and intended occupancy. The Department of Insurance residential guide supplies general context, while the proposed policy supplies the terms. Ask the adviser to explain relevant exclusions, deductibles and limits. A premium comparison without those terms can obscure a material difference in what the household would bear following a loss.

When evaluating a home used intermittently, tell the insurer the intended arrangement rather than assuming a standard owner-occupied quotation applies unchanged. For any rental plan, verify the actual permissions and current insurance terms separately; projected rental income should not be used to conceal unresolved ownership costs. No occupancy classification, rental entitlement or bindable coverage is established by the utility example.

Do not confuse lower occupancy with a closed account

The posted sewer ordinance separately addresses vacancy and does not provide an automatic vacancy credit while a premises remains connected. Ask the District to explain the actual account before assuming that periods away remove fixed service costs. Any proposed service change needs its own agency confirmation; the budget illustration does not recommend disconnecting a home or establish the terms for doing so.

Make a separate list of acquisition payments and refundable amounts when the actual transaction documents provide them. A connection-related charge for a changed project is different from recurring service, and an account deposit may have different treatment from an expense. Keep these entries outside the annual operating subtotal until their purpose is established. Otherwise a buyer can accidentally compare one property’s first-year cash requirement with another’s ordinary recurring year.

Finally, state who pays each cost under the ownership arrangement being evaluated. A charge appearing in the seller’s records might be shared, reimbursed or paid through another account. Confirm the arrangement from documents rather than adjusting the number informally. The evidence should explain the gross obligation and any documented allocation so the household can assess what it would actually assume.

Reconcile the complete year and the cash calendar

Finish with a consistent annual period and show when payments fall due. The tariff model deliberately holds July 2026 rates constant; an actual calendar-year bill can cross rate periods and contain uneven consumption. Replace the illustration with actual period-based information once available. Separate recurring expenses, adopted one-time obligations and voluntary personal capital saving, and label amounts still awaiting evidence.

Coordinate loan and impound presentation through the financing guide and actual lender documents so a payment mechanism is not counted as a second expense. Compare other Sonoma County homes using the same categories. The finished ledger should show both expected spending and the specific unanswered questions capable of changing it, rather than presenting a partial utility subtotal as the cost of owning the home.
